Knowledge of Market----10 out 10 ----I had lived in Daytona in my early twenties and returned during a conference last spring. I began looking at condos upon my return to NYC. I reached out to CENTURY 21 A.H. Stone & Associates, Inc. located in Ormond Beach, FL and through Marlane I was put in contact with Kris Phillips. In August I returned and Kris was able to set up a list of appointments for one day during my short stay in Daytona. I was interested in a few units in Bayshore Bath and Tennis. Kris and his office had a long-standing relationship in building. I looked at three units and was most interested in the unit that had no keys. After, Kris was able to tactfully, confirm the location of the bank owned unit with the management office, I decided to take a risk and buy the place site unseen based on the listing price. Kris was essential in his knowledge of the market and comparable recent sales. He rushed the offer to flaky listing agent whom should donate her commission to Kris because he did her job too! Communication---- 10 out of 10 ---From the time Kris submitted the offer he never left any of my calls, texts, or emails unanswered for more and responded immediately every single time! This deal was challenging since after the offer was accepted I was in NYC and Kris was my eyes ears and mouth on the ground! So communication, trust and integrity were essential elements in play. 10 out of 10 for Kris on all! If I ever got uneasy Kris would have the answer to make this process painless and stress free. There were many times in the winding road this deal took and Kris saved the day. Commitment Customer Service---10 out 10---As I mentioned the listing agent of the bank was hard to deal with, no keys and late responses to questions and information. Kris would always pick up slack and kept things moving. He was there for the appraisal, inspection, calling the bank, agent reo property agents. Kris went to great efforts to make a video at my request so I could see what I bought. Then when my finance loan fell through and I needed a local lender Kris had me set up in 5 minutes. When that fell through he appeased the bank and agent till I could liquidate the cash for the purchase. He was exceptional in all areas of service and integrity. The closing company sent an agent to my home in NYC and I was feeling uncomfortable with the sending of the cash and a remote closing. I called Kris and he was able to assure me of the process and I trusted his knowledge and integrity and closed on the deal as he put me at ease. Finally, after all this, Kris paid out of pocket to get the missing keys and mailed them to my home in NYC. Overall, my experience with Kris Phillips was exceptional and I would very highly recommend Kris for any type of real estate transaction, as you will be in very very good hands!
