I was new to San Ramon last year and need help renting and managing my condo.  After interviewing a few property managers I found Russ and Michelle.  They helped me find very good tenants for the condo and the whole process has been very easy and smooth for me.  They have deep local knowledge and are very experienced.  They respond to all my needs and questions promptly and with good solution, all tenant related issues are addressed quickly in professional and effective procedures.  They are one of the best around, I love them.

I was referred to APMS by a friend while I was looking for a property manager to help rent out a new investment property. After meeting with Russ and looking through the website, they felt like a professional company and I decided to give them a try. I am glad I made the decision as the experience has been great so far. Russ and the team was able to rent out my property fairly quickly at a good rate and they took care of all the marketing, maintenance requests and even helped us provide fridge and washer/dryer to the tenants. It saved me a lot of time and effort. I especially like their pricing structure. The owner portal is also a great tool to give the owner a clear and transparent look at their income and expenses. I feel confident to recommend anyone with property management needs who's looking for a professional company to deal with.

I wanted to rate zero stars but Google forces to select at least one. 

Advantage may be good for Landlord services but as a Tenant I have nothing good to say. Entering without any notice for a non-emergency is constituted as a Trespass in California but to Advantage it is business as normal and worse part is they didn't even apologize for the emotional stress my wife went thru when she woke up to a noise and found stranger outside our bedroom with a dog. What would you go thru if your family faces this?

Recently hired them to manage our property in Danville CA. It has been a pleasant experience working with them. I found them very responsive to our needs and our property were rented out in record time. I would recommend their service enthusiastically

2 months ago my wife and I were offered job opportunities that would take us from Livermore to Seattle. Unfortunately for us, we had just built our dream home a year earlier and felt like we were just getting settled in it. With so many things to do (find a new school for our daughter, find a home rental in Seattle, etc.) within a few weeks time frame, finding a suitable tenant for our home seemed extremely daunting. Fortunately for us, my coworker introduced me to Russ and the rest is history. From Day 1, our experience with Russ and Advantage Property Management has been nothing but perfection. My wife and I ended up vetting 4 different property management companies and we're so glad we chose Advantage. Russ and Michelle literally did (and continue to do) everything.....from finding the perfect tenant (who signed for 2 years!) to cleaning and making all necessary repairs to now sending us mail that never got forwarded. Advantage has allowed my wife and I to not have a single worry about our new home because we know it's in fully capable hands. On top of the company doing EVERYTHING for us, they also have extremely competitive rates. Where most Property Management companies charges leasing fees, Advantage does not so they don't get paid until we got paid. 

I will be recommending Advantage to any friends, family and acquaintances who are looking to lease their home in the Bay Area.
