This company "managed" my owner-occupied condo complex in Portland from 2007 to 2014. As a homeowner of this complex since 2007, and a member of the HOA board, I can say they are absolutely terrible at managing HOAs. 

This company treated us like a rental community and had zero idea how to help us start our new HOA or even point us in the right direction. Any questions we asked always received the answer of, “I’m not sure I’ll get back to you.” But never had follow up. All they did correctly was collect monthly dues. Literally that’s it. 

Working with them put our HOA in such a horrible financial place (not because of their fees, but because they mismanaged us, didn’t know what they were doing and didn’t have our best interests in mind at all), that it will have a severe negative impact on our reserves and community for decades to come. 

I also think they were in cahoots with the developer/contractor who built our condos and who hired Appleton as the management company originally, as when we had to sue said developer/contractor for not paying dues on unsold units they had us settle for less than half the amount owed. 

I'm not even sure how they are in business and/or not in litigation. I would assume their portfolio is mostly rental communities for sure. 

I write this review as a warning to any potential owner-occupied condo complexes in search of a new management company: HORRIBLE. Just pay the few extra $100/mo to stay away from these incompetent liars.

I bought a new townhouse. Never got a bill from them for 2 months, and then I finally got one, but it charge me for a late fee. A late fee without sending me the first billing statement! Are you kidding me?!

Horrible person uses HOA fees to invest and maintain properties

Terrible place with over priced fees for management. If you want a fair price with ethical conduct of business I would look else where.
