If you use this company for a project be sure to insist on a cost plus situation. I was going through a design build with them for the company I work for. At one of the meeting with the HVAC company, in the meeting the contractor says “ well, this brings it up to around $850,000 “. Contractors left the meeting and the project manager comes in scratching his head and say “ well, we’re up to almost $2,500,000 just for the HVAC “. I asked “ how did we get to this figure, the contractor just said it was around $850,000? “. Project manager says “ well, we’ll have a super intendant on the job and a trailer for him “. In other words, they were hiking the price of just the HVAC by 1.65 million dollars, that’s ALL profit just for one trade. We pulled out from them at this time, I can’t imagine how much of a mark up there would have been for the overall scope of work, way too much. We ended up getting a great job by a different builder for cost plus 6%, so if they offer you a more expensive deal than that I would get some estimates from other builders. Just keep in mind, before we even finished designing our facility, not even having working plans, we were given a bill from these guys for $39,000 for the handful of meetings we had with them. Their goal is to suck the money out of you and they make you cut corners on your vision at the same time.
