I have been staying here for a few weeks now and have thoroughly enjoyed it. You can see many of the new improvements from a new office building to a new bathroom/shower/laundry building with new machines. The Red River flood impacts of April 2016 are barely noticeable. You have to look for them in the neighboring old venue buildings, but the RV park itself seems almost new. They have kept the grass well groomed and even drove by fogging for mosquitos one evening keeping it pleasant outside. The gravel parking pads are offset from the roads making each pad surounded by grass giving the whole place a more park-like feel. It is more spacious than most other RV parks I've been to. I was worried about noise from the train tracks but the levee kept the noise to where I barely hear them when I'm outside, and never when I'm in my camper. My dog has loved going on walks around. Even though it is dog friendly, the manager made it a point that the dogs must be indoor dogs and not outside left to bark incessantly. The mature trees at every site, as well as the beautiful vistas of the Red River have made this place one of my favorites to take my camper.

Nice place. Everyone is super friendly.  We stayed for 2 month. Big plus for us it's a dog friendly place and they let us put up a little fence. Great view of the Red River.

Obviously under new management, and they've done a lot of good work.  They're still working on it, but the gravel is even and most of the sites are level.  We happened to stay at the only site that flooded during the onslaught of rain this past week---and we were warned by one of the long-time tenants ahead of time but were lazy and didn't move.  Site #42 is the only one without a screw-in dump hose receptacle and it just floods with the slightest bit of rain---which also causes the hose to pop out even with our rubber gasket attachment (which we bought specifically for this campground).  But, if we had stayed at another location we would have been fine.  I haven't seen any snakes so far (and we range pretty far and wide when we're walking our dog), the property is lovely, and even with the buildings unavailable (you have to go down to another RV park to pay because the new owners are related to the lady that runs that one), it's still worth the price.  I look forward to seeing their completed work, because after reading the previous reviews I can tell that they've had their work cut out for them.  The Red River is lovely and there's very little chance of it flooding---there's a beach about 20 feet down that might flood---but overall I wasn't too terribly worried even with flooding everywhere else in the area (during our stay there were flash flood warnings all over the place through four states and some of the local roadways were definitely concerning if we hadn't had a big truck).  I suppose the overall takeaway is that the people seem dedicated to improving this campground and making it viable again---they've done a lot of landscaping work during our week-long stay in spite of the weather and the fact that they also have several cleaning/construction projects going on at the same time.  This piece of property is gorgeous and I hope the dedicated new owners are extraordinarily successful.

What a disappointing dump. Huge potholes.  Flooding, snakes, overgrown grass, which may have something to do with the snakes.  Promised WiFi never works.  Office closed  at advertised times.  I am so glad to not have to stay there anymore.  Avoid!
