When We moved into our home in West Seattle managed by Ty Cayce and Jessica Holley, the grass on the front lawn was completely dead. It was a dirt patch. Our rental contract stated we were responsible for yard maintenance. So I asked them if they had any referrals. They sent us the name of a local landscaper(Dreamscapes). The man that came out looked at the lawn and told us it needed repair. He asked us how long we had owned our house. We tole him we just moved in and we were renting from Cayce and Gain/Cayce Real Estate Services. He was very surprised and offered to talk to Jessica for us. Then he came back and tols us they are unwilling to fix the lawn and he did it for us for free because he felt so bad for us. Ty Cayce and Jessica Holley are crooks without morals!

Cayce now goes by the name "Urban Key". So renters BEWARE!!! -Don't know where to start, but glad we're moving out at the end of our lease. I've had nothing but trouble with this rental agency from DAY 1. Did the checklist/walk-through inspection and pointed out the carpet wasn't new (holes, frayed edges, etc - SEE ATTACHED PICTURES) like the showing agent stated ( I also have several pictures and emails to landlord management proving this). The lady I talked to was VERY dismissive and said "Yes, I took 200 pictures myself" but didn't suggest or say they would do anything to fix it. We got an NSF fee because they decided to Auto-Debit our account again when we DON'T OWE THEM ANYTHING! I emailed management I was paying through the lease/my husband told accounting I would pay and to stop the auto-debit. Why didn't they document this, you ask? Lazy and/or poor management. Their stupid portal charged us anyway and we got the automated email notice. I was like WHAAAAAA!?!?!?!?! When I told management and accounting this, they decided to pull that "itemized account" of ALL the NSF fees we incurred in the past to justify that the fee should stay. NEVER, NEVER have I worked with a landlord/agency that tries to justify charging me an NSF fee when I paid them RENT IN ADVANCE. I'm still fighting with them about this. You know the old adage "Don't $*it where you eat?" Well, that saying is lost on them as several of them live in our neighborhood. Their NEIGHBORS ARE THEIR CUSTOMERS. And you know something? No one had anything nice to say about them when they were waiting in line to cash their paychecks at the bank up the street. Many a person who lives in Alki/West Seattle had their horror story about them. One lady was asked to pay a 2nd $500 non-refundable pet deposit. She simply was trying to replace her small toy dog who passed away. Our neighbors were half a day late when paying rent (they were in Hawaii) and so they asked to get the $200 late fee waived. Management sent them an "itemized list" that showed the last time they were late... It was THREE-FOUR YEARS AGO. No breaks for long-term residents. Sure, sure...it's the owner's right to charge fees and choose who lives in their investment property, but is it the rental management agency's right to operate a business without any heart, admission of guilt and abuse of power? This is the morality question that I will throw out to you, THE READER. Not sure why they acquired another business and changed business names...You wonder why?

This place is basically a system to let landlords screw their tenants. Ty Cayce does not care about the rights of the tenants he rents to. Ty also does not care about the health of the properties he manages. His goal is to get paid to do the least possible work on both ends. His father started a reputable company in west Seattle, and now he has ruined that business and started a new racket. Do not hire these people! His main henchman Jessica is just as bad or worse.

I can handle them being very poor at service requests. I can handle them being lazy, that is common with most property management companies. What separates C & G and makes them the worst property management company, is the the lengths they go to steal your money. Examples are attempting to get you to pay rent on two units when someone leaves and you move into their apartment. Calling you up and threatening you with late fees for rent when they canceled your auto pay. The worst is when they give you short notice to move out, you ask for more time, they don't offer it, then you find a new apartment and later they call and say they called you up earlier and left a message that they extended you a verbal offer by voice-mail when you just told them you found a new place; extensions must be in writing. BE CAREFUL GIVING THEM MONEY, because possession is 9/10th of the law. DO NOT RENT FROM THEM. They are the most malicious and unethical company I have ever had to do business with!! You will need a lawyer to watch them and keep them from stealing your money!
