I would like to note something very important before you read this review! I had a great experience with Greenpath Financial Wellness. The Greenpath Financial Wellness team is a separate entity working with Century 21. 

This review is about Century 21 and the lack of quality I received during buying my first home. Erlinda is the buyer's agent I used from Century 21. I know a buyer's agent is supposed to support the buyer and help get a better deal rather than what happened here with Erlinda from Century 21.
 
The worst started when the buyer’s agent, Erlinda from Century 21, and I looked at one house for about 10 minutes. The house was a college house that had the normal wear and tear of partying. This house clearly was not what I was looking for. Erlinda was rudely persistent, trying to act like a mother that knew best, telling me I should put in an offer. At this point I should have got a new buyer’s agent immediately.

In the following days I came upon some houses I liked. The first house I really wanted had a bidding situation going on. We had a counter offer, which would have been the highest bid and winning bid, yet Erlinda failed to get the document in to the selling agent properly. I see, based on the current sale price of the house, my offer was $2,000 to $3,000 better. 

The day we viewed the house, the house I ended up buying, we viewed a different house as well. Now this next action, at the different house, is illegal from what I understand yet I'm not accusing of any illegality. Erlinda knew the wife of the family that was selling the house and pushed for the sale. When we got to the house Erlinda accidentally showed she knew the family. The wife of the family said to Erlinda, "ahhh I know you?" with an expression of ‘what is going on’. The persistence of trying to sell me this house was rather extreme. The husband was doing Erlinda’s job at this point trying to show how good the house is.  

Typically, when we got to a house Erlinda would say a few meaningless things about the house and push to offer. The only reason why I kept Erlinda as the buyer’s agent was she appeared to need the money and she had shown me a quiet few houses already. I believe if I got a different buyer’s agent things would have gone better. 

I eventually lead Erlinda through the negotiations to buy the house I currently have. Erlinda was resistant to use my good negotiation tactics and failed several times to do what I said to do. I, myself, essentially came up with the crucial negotiation tactics. Erlinda was essentially my co-worker that did the paperwork and set up the inspections from my viewpoint. If I were to have allowed Erlinda’s tactics, as a buyer’s agent, would have ended up paying $5,000 to $10,000 extra for this same house. Keep in mind that I did not receive the original house I wanted most likely due to Erlinda’s incompetence. 

The only reason why I got the deal I did on the house I bought was from my tactics. I would not use Erlinda as an agent or Century 21 at all. This unprofessionalism I received should not be possible with what I previously perceived as a credible resource such as Century 21.  

I would avoid Century 21 yet use Greenpath Financial Wellness. In other situations, I may have had to wait longer to buy a house, yet Greenpath Financial Wellness did so well I was able to buy the house I wanted.
