This is the nicest looking mobile home park I've seen in North Alabama. The rules aren't too strict, as they are only there to ensure your safety. The big ones are with larger pets, garbage, music, and curfew for children, speed limit, etc. It's nothing to worry about. (I do have to complain about the speed limit though... It's only 10MPH unlike the residential standard of 25MPH, my car nearly stalls going that slow.) Management: If you have any questions or concerns, the manager is available nearly 24/7 and is very handy when it comes to trailer maintenance information. The office phone line forwards to his mobile phone. Internet: The only two internet providers in the area are AT&T and Mediacom. Unless you don't use your internet at all then AT&T isn't even an option. Mediacom offers plans for every type of home and if your dedicated enough you can get a business line in this park. Residential plans max out at 150Mbps down and 20Mbps up. Business plans very but are much more stable. The residential plans have a lot of outages in random and very inconvenient times, but they give you credit on your bill if you complain. Television: Monthly payment comes with free subscription to Mediacom cable. Dish satellite is allowed within reason, but only with the 12" dishes. Both offer a great selection of channels and offer HD video. Food: Delivery drivers have problems finding many of the addresses since most of the trailers dont have their house number on them, but they normally call if they can't find you. As far as I know, the only restaurants that deliver to here are Domino's and Steak Out; so don't expect to have food delivered much. But, if you like to eat cheap you aren't more than 10 minutes away from McDonald's, Taco Bell, Wendy's, and many other fast food chains. Location/ Distance: Speaking of not being far, this little piece of trailer park glory is only 25 minutes from Redstone Arsenal, 20 from 2 different Target's and Wal-Mart's, and only 15 from any of the public schools in the school zone(without traffic). Cell Service: Phone service is acceptable for AT&T and T-Mobile, Verizon doesn't have 4G or 4G LTE here, or if it does it's only usable at a few areas. Sprint doesn't even have 3G, let alone service if you can manage it. In conclusion, this mobile home estate isn't perfect for picky people. But, does allow for a decent level of living for most on the cheap.

While Michael is right about the park being sub-par in repairs, there are good things about living there. It is a quiet neighborhood, and the lots are two to three times the size of the other mobile home parks in Madison. There is room to build a deck on your home, or plant a vegetable garden (even both, depending on where you're at, and how ambitious you are). I do think some of the fees are a bit overboard for what you get.
