I've been renting through Davis for some time now, and have nothing but great things to say. From my experience so far, I suggest that you focus more on the five star reviews and less on the one star 'rants.' Here are a few qualities that make Davis a five-star company to me. 

Qualifying as a tenant: Their qualification process ensures that neighboring tenants do not have criminal backgrounds/etc... This gives me peace of mind, and out of the 5 apartments in my complex I have never had or heard of a single complaint regarding tenants. Their qualification process is superb. 

Online/Technical availability: They installed an electronic door lock for the front door, which is great for when I forget my keys! :) Auto payments for rent are excellent. Maintenance requests online leave a record of your request, and are handled promptly. 

Maintenance: Snow removal and leaf removal has always been fast and well done. They've even double checked a few times to make sure the removal was to everyone's' liking. Any maintenance request has been responded to promptly. 

Lease renewal: The renewal information is clearly laid out, and sent in advance. Any potential increase on the rent is always noted. There are no surprises. 

Tenant customer service: Every time I call, I'm greeted happily and my question or concern is handled at the time of call. Additionally, while looking for an apartment, Barbara and Patty helped us find the perfect home. 

Renting through an agency vs. private landlord: It's nice to be renting through an agency vs. a private landlord. There is better response times, better emergency maintenance availability, and overall, better managed properties. Say goodbye to the days of hand delivering rent checks to your landlord down the road, or having them knock on your door at end-of-month. 

Overall, I highly recommend Davis.

We've had a good experience with this agency, as renters through them for 2 years. I believe a lot of the 1-star reviews are undeserved and written by people who either didn't actually read their lease, or who carried expectations different from reality..

When searching for apartments, Barb had shown us our requests and provided additional suggestions based on our price range/desirables. She was professional and patient with us while we toured at least 6 properties with her that day. I appreciated her honesty and believe she was truly trying to find what worked best for us and not just make a sale out of us.

When negotiating our lease, we primarily dealt with Patty. I enjoyed working with her through these steps. She is clearly experienced in the field and, as expected, was very straightforward with the terms of our lease. 

Throughout the term of our lease, there have been minor maintenance, repair, and upgrade visits. All of these have included at least a couple days notice. Usually a week. Otherwise, the property has been kept in good order and Davis Realty remains receptive to any complaints/concerns we have.

Communication has been great so far. Lease renewal forms are sent to us well in advance(2-3 months) of the current year's lease expiration. This leaves plenty of time for negotiation and preparation in case we desired to move. Also, communication and on-line presence is modern with Davis Realty. I can access my maintenance requests, bills, and lease on-line through their portal. I receive an email, text, and physical letter for every update/event.

I've deducted a star for the following reasons:
1) Their complementary moving van was out of commission during our move. This was a slight inconvenience.
2) I returned from business around 3am to find our door was left unlocked after a maintenance visit during that week. Also, the electronic lock was installed backwards when we moved in. The 'lock' button actually unlocked the door... This is more a reflection of the contractor they used rather than Davis Realty, though.

Otherwise, Davis Realty has been great to work with. I suggest you reach out to them if you desire a legitimate rental company who does things by the books.

Terrible people to rent from .Overpriced crappy apts some may be nice but most are over priced unkept places .They have no grace period either one day late it's 75$ late fee on top of constant harrasment through phone and email. If your place is for sale don't expect them to care about your convience if they even show up at all. The only positive things I could say is they are good with the snow removal otherwise I would steer clear from Davis .I have also heard horror stories about buying a house through them as well. Patti is horrible to deal with.Unprofessional and downright mean .****BEWARE**** I would check out Fish or maybe Htd they are more affordable and nicer to work with they just didn't have what I needed at the time.

I was hesitant to leave a written review along with my 1-star rating until July 10th, (we moved out on July 1st)  when owner Patty Davis called my husband to harass him over a private internal survey they sent us; regarding our maintenance request prior to move out. I only gave praise to the maintenance man, himself, and Pattie called us to threaten us and suggest that she will take more money from our security deposit. 
We had a multitude of issues with this company. When first viewing the property, Pattie "got lost" and gave us several insane reasons as to why she missed our showing-appointment. Cornerstone properties are beautiful, but terribly uninsulated. The team at Davis Realty put a young family with a 2 year old toddler on the top floor. Our first night up until the day we left, we were harassed via phone calls, texts and emails. We will not be continued to be bullied. I would recommend living in a wet box on the street in the middle of a blizzard on skid-row, then ever rent from Davis Real Estate.

This real estate agency is by far the worst one I have ever come across. They took months to fix anything, even inportant things needed for everyday use. They also did not clean the apartment after the previous tenants (banister was broken, giant holes in the wall, left trash everywhere). I'm sure Davis took their security deposits and just pocketed the money for themselves. Oh, they also did not have smoke detectors in the basement and our furnace caught fire. We were unaware until a kind citizen called the fire department because they saw smoke coming out of the vents from the basement. Also, all of their application fees and what not are just a scam to get money. If you're looking for a place to rent at lock haven then I suggest finding a place that does not involve Davis real estate.
