Smoke and mirrors, this is how Eaton Properties is run. As a landlord that utilized their services, I am very disappointed. Eaton properties selected the tenant for my property, which took over 6 weeks, and turned out to destroy my property, not pay rent for the last 3 months, and threaten legal action with unsubstantiated claims. In addition, Eaton Properties moved the tenant into my property without a finalized occupancy permit and waited 2 weeks to mitigate the issue while I was out of the country on business. This cost me 2 weeks of rent from the Housing Authority, and is also illegal. On multiple occasions, when confronted about the delays, issues, and paperwork, I was given the run around. There were so many issues, it was hard to hammer down one, and there was almost zero followup from the company. Ultimately, the issues I have experienced are a result of my choosing to put my faith in Eaton Properties. I am writing this review so that others may have a better idea of how much faith to put in them. I would not recommend utlizing this property management company.

On Behalf of Kathy Watson: It is unfortunate that I have to result to these measures to get service from a management company that promised they would not be slum lords...they have proven themselves to be nothing but. For several months, I have lived with two large holes in my ceilings (one in my bedroom right above my bed and another in my living room). In April, a large portion of my bedroom ceiling collapsed with water indicating a leak. A "roofer" came out and determined there was not a leak...yet my ceiling was not repaired. Shortly after his visit, a large portion of my ceiling collapsed in my living room with water also indicating a leak. This time a maintenance person was sent out, taped plastic over the large hole and told me that he would return to repair both holes in three days. Needless to say, he has not returned. I have made several calls over the course of several months to get my ceilings repaired and have been met with empty promises with no results or repairs. It is now September (Again, my first call regarding this was in APRIL) and I am still paying rent for an apartment with large holes....I had to move my bed in fear another portion of the ceiling will fall atop of me this time. The last I spoke with my property managers, I was told a maintenance person would be at my home within an hour....no one ever showed. I have been a tenant of this residence for many years...have always paid my rent in full and on time....I am a retired nurse and cannot believe that I am being ignored as I am.

I have just moved to Saint Louis, and had been looking for a new place for my girlfriend and I to live. I used Zillow and found a property that Eaton Properties was representing.

The realtor helping me out was Don Eaton, who I did not realize until recently that he was an owner. Don has been very responsive and helpful from the very beginning. He always picks up the phone when I call, and responds to all of my questions. He even helped me with things that were unrelated to housing (like finding cheaper furniture.)

I have moved in my apartment this week, and the place is in great condition. Don was able to deliver with most of my requests, and he's currently working with me to get a few minor problems fixed.

So far I have nothing but good things to say about this company, and Don himself. I'm fairly confident that they'll keep up their good service for the next 1/2 years that I live here. I look forward to living in one of their properties, and I believe that any problems that I have in the future, they'll be able to help me out.

I'm responding to the complaint about Eaton Property for I'm the tenant he's talking about.Eaton Property treated me very well as if I was part of their family,it was the landlord whom treated me very poorly and left my family in poor living condition.Eaton Property tried their best to acommandate me with any and everything they could do with little money.Mr.Lance didnt care at all,just about the money.I was without an refrigerator for three months,water was running in the basement from the first day I moved in and he knew and still didnt fix it.It was a large water bill from it and it was on him and he said he wasn't gonna pay it.then the electric went out in the kitchen and he finally decided to send someone to put the knobs on three days before I moved.EatonProperty assisted me as much as they could with no money.

this company is a joke! i worked a whole month and they never paid me, they still owe me $1500. from april of 2014
