One word summary: Ripoff. This place was good 4-5 years ago. Not anymore! 1) They are over priced because they spend way too much money on advertising - Just drive to Wilbur Road and you will find much better apartments with lower costs. (Just go for any of Marlowe Apartments, The Biltmore Apartments and The Wilbur Oaks Apartments. All of them are on Wilbur Road just 2 minutes away from this location). They do not waste money on publishing advertisements and therefore as tenant you get much better deals. I have lived in both places and I do not recommend wasting your money on Eaves Avalon. 2) The floor plan has disproportionately big space to patio which is a wasted space (again you pay for it). The living room is too small it gets crowded when you put basic furniture. All other complexes i mentioned above have much bigger living room (do check it out). 3) Like so many other reviewers, yes they rip you off from your security deposit. They know you are not going to be their customer any more so they simply try to make as much money from you as you are leaving them. Filthy business practice. The fact that so many other people are saying the same thing just shows how low these people get when you move out. 4) Expect 15-20% rent increase every year. Yup!... They will offer you 20% higher rent for new lease but they will post 20% lower rent on their website for new customers. (Ripping off the existing tenants). So as of now they are offering 2500 for 2 bedroom, do the maths, and it will be 2900 next year... You may be better off with renting a house than living here. 5) All in all, there are better options than Eaves and I wish I had not chosen them. Waste of money. 6) I miss the original staff they had when I first moved in 2014. They were very helpful, professional and it was a pleasant experience. One by one they left from here and they are now understaffed. A couple of times the maintenance guy brought his family inside our apartment for a service job because he was overloaded with service requests and had no one else to help him.... The management was fine with it... With this new management, this place has gone to its lowest point in customer service.

We love our apartment and the community here at Eaves TO. Paige is absolutely amazing. If you're looking for comfortable, spacious, pet-friendly apartment living, come and see her.

I spoke too soon. Shortly after posting a 5 star review, not only did we start having problems with our upstairs neighbor making noise all hours of the day and night, but we also had our apartment flood due to a leak in the maintenance manager's unit. During the repairs, we were displaced from December 20th to December 31st. We were living in a small hotel room for the holidays and we are still working on getting credited from all of our expenses and loss of income (I work from home and had to turn down projects during this ordeal). Also, our second bathroom shower did not get hot water for 2.5 months since we moved in. I miss the manager (Delia) and maintenance teams at Avalon Oak Creek and Avalon Calabasas. I have never had such a horrible experience. The reason we chose to stay with Avalon is because of the service and maintenance. We have had nothing but problems since moving to Eaves Thousand Oaks with the manager (Jason) and maintenance manager (Robert) not taking care of issues and not communicating with us. Did I mention after our apartment was flooded they waited hours to tell us what was going on and no one bothered to check on the situation? They also asked if we could just sleep in the living room. The manager didn't call us until 3 or 4 days after we were staying in a hotel (there was water damage in our bedroom, bathroom, and closet and black mold was found in the wall). We had no clue what was going on or how long we would be out of our apartment. I understand that accidents happen, but the complete lack of customer service and care is unacceptable. I would have thought that Avalon would be even more apologetic since the leak originated in the maintenance manager's apartment. They couldn't care less about all of the problems and stress this caused for us. They are treating us like we are a problem. The leak had nothing to do with us, nor does the shower that doesn't get hot water or the upstairs neighbor who literally tap dances above us and bangs around late into the night. How is the acceptable? If you speak to our previous neighbors and apartment managers, they will say nothing but positive things about us as tenants. I don't like writing negative reviews, but I cannot recommend this property with what we have experienced since moving here in November 2016. It is so bad that we may have to resort to getting a lawyer, because issues like not having hot water in one of the bathrooms for 2 1/2 months or not being able to work from home any longer (or sleep at night) because whoever lives upstairs (who seems to be a hermit and never leave his house) is making noise constantly. I hope it doesn't resort to this, but we are running out of options since we get nothing but attitude from the management (if any communication at all).

I have lived here for 5 months now. This is a beautiful apartment complex. The apartments are well maintained. If something does needs fixing, it is repaired the next day. The management is great . Pej is the community consultant,and is patient and professional. She helped me find the perfect apartment for me.

I am so glad I met Pej when I came into the office at the eaves. Pei made me feel so welcome at the eaves and was the most helpful person in helping me find the perfect apartment that met all my needs. Her patients really made me feel comfortable about what a great place the eaves would be to live. I give Pej a definite 5 star rating against the other 10 apartment complexes I interviewed.
