Not bad. Staff are pleasant. Place is clean and quiet. Breakfast is blah and so is it's decor. Price is very reasonable.

The staff makes the place. Avoid the first floor, they have lights aimed at the building but they don't have great blinds to keep it dark. The upper floors are better.

Staff was not very personal or flexible. Morning breakfast was good. Elevator very weird.

Definitely not up to the usual holiday inn Express standard. Seemed cramped and old and there was no hot water anywhere in the hotel due to a failure in both boilers.
