This hotel is a pretty little boutique hotel (we've visited friends staying there before) but their cancellation policy is unreasonable and I was initially disappointed in the lack of flexibility the owners showed in the midst of a severe weather event [see update below].  More specifically, my husband and I just tried to cancel our booking for the upcoming weekend because a hurricane and tropical storm are going to hit Texas and are expected to cause severe flooding in the Austin area over the next 24 hours.  The hotel wouldn't even consider allowing us to cancel and receive a partial refund or a credit for the amount paid to use another weekend.  I thought either of these were very reasonable compromises under the circumstances.  Instead, we have to forfeit the full cost of the room.  I expect a hotel of this caliber to be a little more flexible and compassionate in a situation like this.  I didn't expect a full refund but I did expect them to meet me half way.  [UPDATE: Within a few hours of my initial conversation with the hotel (and following the posting of this review) the hotel called me back and, in light of the weather emergency, offered us a credit for the night we have to cancel, which can be used any time in the next year.  I view this as a very fair resolution.]

Awesome experience at this secluded gem located walking distance to restaurants, bars, shops and a short car ride from downtown, the Capitol and popular Austin activities. This new, modern- 7 guest room Bed & Breakfast was private, comfortable and offered a super relaxing getaway. David, the host was welcoming and provided suggestions for nearby restaurants and activities. Breakfast in the common room or adjacent outdoor area included 8 minute eggs, breads, yogurts, fresh fruit, juices and high-end self-service coffee/espresso machine. Computer, Wi-Fi and free wine and beer is avalable for guests to enjoy. Relax in one of the hammocks or chairs under the shaded canopy of two beautiful 200-year old oak trees with relaxing music playing in the background. Our room was modern, clean and comfortable. Bathroom included a large walk-in shower and high-end shower products. The whole experience included some very thoughtful touches. If you prefer a non-corporate, pet-friendly hotel experience, this is the place. Note- you must be able to navigate stairs and steps. There is no elevator/lift.

Loved our suite with the patio. That in addition with the complimentary drinks was absolutely perfect for us and some friends to hang out before hitting soco. Decor was delightful, contempory bathroom was so cute. Had a great stay!
