Mary Beth was a pleasure to work with and I would highly recommend using her as your Main Line real estate agent.

Mary Beth Hurtado and Eliot were great to work with.  Mary Beth is a great Main Line real estate agent who clearly knows the Main Line real estate market really well.  And she and Eliot helped us work through an unnecessarily difficult (on the seller's side) negotiation.  Very happy we found them.

Our family relocated to the Philly area in the Spring and we were eager to find a house before school started in the Fall as our oldest would be starting Kindergarten. We chose the T/E school district based on its excellent reputation. 

Before discussing how professionally Mary Beth Hurtado worked to find and secure the best Main Line home for us at the best price, I have to share what I most appreciated about having found Mary Beth. We had wasted so much time with incompetent agents before we found Mary Beth, so even though she found us the perfect house very quickly, our closing date was scheduled for early October, after school started. And since we weren’t going to acquire residence in the district until after school started, our daughter could not start Kindergarten in the school that she would eventually go to. Needless to say we were crushed - we had just uprooted our family from Texas and my daughter had left all her friends behind - and now, she would have to start Kindergarten at one school and after 4 weeks - once we closed - she would have to switch schools again. I called the school’s Superintendent, the Principal, and I even reached out to a local News organization to do whatever I had to do to get my baby to not have to switch schools for the 3rd time in less than 4 months - but they didn’t budge.

After hearing that, Mary Beth took matters into her own hands. I’m still not exactly sure what she did, but I came home from work after my conversation with her, to a beautiful email from the Superintendent and the Principal welcoming our daughter into their school. I could not believe it!!!! I immediately called Mary Beth (who did all this out of the goodness of her heart) and thanked her.

Before finding Mary Beth Hurtado, we interviewed and worked with several agents, and most of them were indifferent or disinterested in our situation. We were serious buyers, but we found ourselves doing all the searching, calling the Seller agents to ask questions and schedule showings and whenever we were able to secure appointments, our then agent, would express his unavailability and/or need to reschedule. This happened for about 3 months, until one day, we called Mary Beth Hurtado (one of the Seller agents at a house we were interested in seeing) to ask about the property she was showing and to schedule an appointment.

After speaking to Mary Beth about that particular property, my husband and I both realized it wasn’t quite what we wanted. Mary Beth started asking us more questions about what we were looking for and immediately started making suggestions of properties she knew were on the market. She asked us if she could email us more properties after she returned to her office later that day. We obviously agreed, as we had nothing to lose, and boy, did she keep her promise!

Shortly after that initial phone call she emailed us the largest number of properties that fit exactly what we were looking for with helpful comments on the home values.

In less than a week, she secured a showing at a property we were interested in. When we arrived at our scheduled time, Mary Beth had already been there for a while and had an entire page’s worth of notes and questions for the Seller agent pointing out issues with the property so she might get the the Sellers to take less than asking price and get us a better deal.

Mary Beth knows everyone in the business and she called the Seller agent directly and got the details on the house. Her partner Eliot, an experienced attorney,  then put together our written offer and sent it to us using DocuSign as fast as I believe it is possible to accomplish.

After a couple of rounds of offers and counteroffers we finally had a signed agreement between ourselves and the Sellers. After that we just sat back and let Mary Beth continue to do her work - she recommended vendors and inspectors and further negotiated down the price of the house based on their findings.

Mary Beth Hurtado is by far the best Main Line real estate agent and possibly the best real estate agent in the country.

Mary Beth helped my husband and I find our first home recently. We were a little unsure of what we wanted or what we should look for, and Mary Beth patiently discussed pros and cons of many neighborhoods, took us on countless tours of houses, offered us insights and recommendations, and helped us to think about details we might have overlooked. In particular, we are expecting our first child this summer, and she focused on helping us see how a house may or may not be a good fit for a young child and our growing family. She knows the area so well and really learned what was important to us – we felt so taken care of during the whole process. Once we were ready to make an offer on a house, she helped us figure out what would be a reasonable and fair offer and worked hard to get a decision made and any follow-ups taken care of quickly and easily. It was about as low-stress as home-buying can be! I highly recommend working with Mary Beth when you’re ready to buy a home!

Mary Beth Hurtado is our Main Line real estate agent. We can’t praise Mary Beth (and her husband Eliot) enough for their help and expertise. My husband and I began our search for a home on the Main Line and even though the purchase was planned for nearly a year later, they treated us as if we were ready to buy immediately - taking me on numerous house-hunting expeditions to learn the neighborhoods and see potential options.  They treated me not as a client, but more as a friend.  When the home we wanted finally did appear, they not only helped us evaluate it and present the seller with an offer, but were so helpful in negotiating a discount for the work that needed to be done to bring this older home up to modern standards.  Although we were far away, they communicated well, always keeping us up-to-date and answering any questions we had.  They were a pleasure to work with during this process and they are a great team who complement each other well!
