Save your time and money. Save your sanity. DON'T MOVE HERE. We rented a home here. Paid everything on-time. Went above and beyond to take care of the rental, including removing a thick layer of grease from the kitchen cupboards, furnace face plate, walls, and stove. Removed and remounted the glass/screen door after realizing that it wouldn't close. Insulated the doors with weather seals to stop the rain and snow from continuing to enter the home. None of the expenses were reimbursed. After moving in we noticed a flea infestation in the home. The park got an exterminator, but it took two months of poison and vacuuming every single day to clear it up. We bought a house and gave almost 2 months notice that we would be vacating the property early, expecting to pay rent until occupied. Within days of notifying management we were issued a lawn mowing violation [our first and only] threatening us to mow or pay fines within 3 days. This came even though there was an active drought, most of the lawns were dead, the green part was mowed, and even the maintenance guy hadn't mowed his taller-than-ours grass. It was juvenile and vindictive. Exit inspection manager was advised that maintenance guy had told us not to spackle or paint since "he'd be doing it again, anyway." Manager noted that I had, indeed, patched nail-holes in walls and didn't paint. He stated to me that new tenants were leasing within 3 days, that charges would not be made due to what we'd been told by maintenance, and that we would be signed out without fees. I assumed we'd still have a utility payment of some sort. We received a final statement and then an adjusted bill, as expected. It showed that we owed 23 days rent. When I contacted the park they stated that previous manager left, they couldn't help me, and to write corporate with concerns about the final adjustment. Instead, we paid the bill just to be done dealing with them. Less than 3 months after leaving we received a notice of collections by mail and then phone calls started. Oak Island sent us to collections within 2 months of vacating, only 1 month after our adjusted bill, and without other notifications. Sun Communities and Oak Island are terribly unorganized, absolutely unhelpful in resolving these problems, and will go to any length to short-change their customers. Save your time and money. Save your sanity. DON'T MOVE HERE.

Constantly changing management (we've had 4 new ones in 5 years). They change the billing, fees, ect. with no warning. Rent has went UP $130 per month from our original payment since we moved in 5 years ago. You could BUY a nice home in the surrounding areas for the price of renting an ok home in here. Current management closes early and on times thet are supposed to be open. We bought our premodular, and before we moved in the maintenence man took a bunch of things out of our house to "repair", like our kitchen island doors, for example. He quit, then the management quit. They never returned the items or re-embursed us either. CONSTANT water problems. Which half the time they don't tell you they are turning off the water. We once went 72 hours with no water, and because there was no warning, our tank empted and burnt out our heating element (we've had 3 burnt elements from this problem). The upside is the pool is nice. That's what the one star is for. They have a decent work out room, which you have to go to late at night because teens are constantly playing in it. Garbage on the playground/park is everwhere, even though I pick it up every time I go. They have camera's over the entire area, they apparently just never cracked down on certain people. We woke up one morning a couple months ago to 4 police cars in front of our house and armed police staking out around our house. Turns out the neighbor was growing/processing drugs in his house. Surprise...surprise. The officers in the area are very kind and helpful but that has to do with Bath police not the park. When we moved in they boasted that they have NO crime in the park, ever. That they don't even allow felons to move in here. But this is not the first drug bust, I found out later. This park has the possibility to be a beautiful place. However right now it's WAY overcharged, for a trashy trailer park, with negligent management. Too bad.

This community as are all of Sun's communities are ridiculous unless you like that lifestyle. Everyone is always in your business, and the constant lot rent increases are to much. You can go broke living in any of these places. Definitely do NOT buy a home from them. You get the world promised to you, and they do not deliver. If you want to own a home, save your money and buy a stick built house. The try to sweeten the deal with lease credits and no money down, but its not worth it. These homes lose value so fast, and no one is willing to work with you, EVER!!!!!!

Retired and wanted to downsize. Qualified to buy and was interested in a place. Then suddenly they shut us down, quit talking to us, like we had the plague. Never found out why and the place is still for sale, for less money. Guess they make enough money, so they don't really care......too bad. It's a nice location, but poor management with a seemingly total lack of respect for other humans makes it a highly questionable place to live.

Lived here for about 3 years, had a neighbor who had to be taken out in cuffs, then they jacked the rent up and now they won't fix things
