If I could give a zero I would. Regional planning commissions like this do little to protect the environment, but are great cash generators for the environmental industry. Lawyers, engineers, and well paid environmental non profit executives earn millions in a redistribution of wealth from hard working small businesses and property owners. Large developers can buy from distressed landowners, pay the commission for  reduced regulations in Pinelands credits, hire the lawyers and engineers and pass the cost to new homeowners. The Commission is incredibly unfair to the small guy, and beholding to the rich and well connected.

The Pinelands Commission has long sought out to protect the very land they were instated to protect and regulate, but it has recently succumbed to the very force it was created to fight, corporate greed. It appears as if the commission is perfectly okay with voting against their constituency's interests if it means they're going to benefit individually. Historically this isn't the case, but times change do they not? 

This commission might as well rename itself the South Jersey gas commission because they've sold themselves out.
