Overall, I would not recommend.

Decent:
Basic room with the necessaries for an overnight stay as you pass through. Friendly staff. Bar fridge in the room. Decent bathroom. Flat screen TV. Cheap rates. 

Not great but ok: 
You will get some noise from the highway through the thin front walls and windows, but it's not unbearable.

Ugh:
It was rather disgusting to find hair (from more than 1 person) on both pillows and the sheets of one of the beds..  Good thing I had my sleeping bag and camping pillow.

... Stores and restaurants are just 10 minutes away as you get into Sudbury... as are other hotels and motels at a bit higher of a price point (but perhaps with clean beds).

Listen most places are relatively overpriced in Sudbury.  This place I thought was clean, owners are friendly...and right now a very convenient spot on the driveway for blueberries.  Yes a little dated but still a great deal...dont listen to the lower ratings....from your neighbourhood frugal traveller.

Great stay again. Got a smoking room this time and not quite as fresh but still really happy guest once again. Great hotel!

Not a lot of places to walk dogs but I am enjoying my stay
