Riley Modern is what you make of it. As with any neighborhood there is good, and there is bad. The mobile homes are "for sale" homes and if you are buying any home, especially an older home, be prepared to put some TLC into it. They will quite often put a minimal short warranty on the home when you first move in. Don't expect to move into a used home and get thousands of dollars worth of rehab done to it. We've managed, with very minimal investment on our part, to turn our home into a true home.

The managers are very friendly. Just like anyone they have good days, and bad days, and unfortunately if people aren't paying their bills and they have to waste time chasing them down, then their days aren't going to be the greatest, but I've never seen any bad attitude from them.

The Mobile home park itself is clean and I think the best thing about it is that it is close to all of the local shops and fast food restraunts within walking distance!. Not sure if it is affordable or not but, by the looks of it it may be pretty affordable!......

I have lived in Riley Modern for a few months now. I am extremely happy with the management and my experience here thus far. I have quiet and wonderful neighbors also.

Rude people- try to prevent you from moving out-
Awful community- filthy
