With all the information that is available for free on the internet, an educated buyer is simply that-- one more educated consumer. Someone who is doing his/her due diligence to know what's best for his/her personal life and family instead of relying 100% on a real estate agent's opinion. But what if everyone else is doing the same thing? How do you raise the bar even higher?

Now days, the average consumer is expected to know more, do more, say more, understand more. Buying a house is certainly not getting any easier, nor less stressful. But you can definitely take control (somewhat) of your future by doing the following:

STUDY: read and memorize variances in mortgage costs and guideline changes, active inventory and shadow inventory, buyer demand, employment conditions, overall consumer confidence and new legislation affecting the mortgage industry, building codes, property and capital gain taxes, etc.

ANALYZE: If possible, take notes weekly and go back 2-3 months to compare with the most recent ones to track for positive or negative variances.

ASK: In housing, there is no such thing as a stupid question. Seek professional advise from someone who is experienced and knowledgeable. How do you find that person? ask people for a recommendation and then contact the agent with a list of specific questions. Be proactive. Try to be as specific as possible and do not take vague, feel-good answers. If you are not getting straight answers, move on. Neither your wallet or your future can afford to fall behind.
