Welcome to West USA Property Management Division

We are the "1 stop" for all your rental and sales needs

Our excellent staff has been in property management and real estate for over 14 years. Our fantastic team consists of Kris & Marty Nelson.

We are both Licensed Real Estate Agents and can handle all of your Real Estate Investment needs.

Kris handles the day to day operations and management of our rental units. She finds you a qualified tenant, and watches over your property with care. Crystal handles maintenance and work orders.

Summer handles our accounting department and Bonnie is our receptionist. Easy to read owner statements and rental checks are mailed to our owners by the 11th of each month. Direct deposit is also available.

Our years of industry experience will help you find your dream home or an investment property. Allow us to provide you with the expertise and assistance needed to quickly and effectively fulfill your dreams.

My relationship with West USA Property Management in Prescott Valley (AZ) spanned 13 years. My four rental units (housed in two duplexes) were extremely well maintained and vacancies were very rare. If I planned on becoming a landlord again in the Prescott or Prescott Valley area, I would definitely use West USA Property Management's services again!

Please do yourself a huge favor and take the time to rent from someone ELSE. I had rented from six different people/companies before buying a home (throughout college etc.) with minor disturbances, but this company was unbelievably difficult. I am a good tenant- clean, pay on time, and keep things in working order. 

I have never been treated so rudely and disregarded by a company and someone I was paying to have a service before. They never return phone calls,  and don’t communicate. 
 
It was like pulling teeth to have them put back down carpet that was ripped up when our place was flooded by a rainstorm (not our fault). I had to physically go to the office multiple times and wait to speak with someone and then call them daily before it was done with the excuse that the owner didn’t want to invest in their property because they wanted to make money off it? 
I also called to say that our hot water only lasted 5 min and the heater probably needed to be flushed from silt. Someone came to “look” at it and I came home to it left dripping water and SILT all over the garage. I called and told them and they said nothing was wrong with it. 🙄
Checking out of that place was just as annoying because they didn’t want to come do a walk through with us on a Friday and then charged us fees from our deposit. 
I seriously could not run away fast enough. 

Maybe they treat people better when they are trying to get them into buying a home, but I can’t imagine them doing business any better in the realty department when people aren’t looking.

Kris was my rental agent for almost 10 years. She and her staff were courteous, efficient and professional. They often went above what was required to make sure were completely addressed.

Absolutely the worst rental agency in the Prescott Valley area. Everything broken has evidence of Prior damage and their maintenance man jerry-rigged everything leaving it worse than it was. Evidence of how horrible this place is lies in the fact that every 90 days we paid rent we were greeted by a different receptionist. Kris Nelson does not know how to keep appointments nor does she know how to communicate with people. If you think you're going to keep your deposit you are wrong. Avoid this place like the plague.

I have been a client of Kris Nelson and her team of staff members since 2004 as a rental property owner.  The last of my duplex properties was sold this year.  As a "seller," the dreaded piece of the selling process is always waiting for the property inspection to be completed.  Because of Kris' constant attention to maintenance and repair of rental properties, I can very happily state that after 13 years, there were only THREE items requiring attention on the inspection reports of the recently sold duplex.   Stunning!  A sincere THANK YOU to Kris Nelson and staff!
