Awful management and shady practices. I was told a gate would be placed to fully enclose the property I'm renting and I've addressed it several times. Now the owner of the management company states the property owner isn't going to pay the $300 to put a gate in. That wasn't what I was told prior to moving in. Installing a gate was never "conditional upon approval of the property owner." I was told it WOULD be done. When I went to their basement office to address it in person the owner asked me "well, do you have it writing?" Obviously their word means nothing and they will make empty promises to get you to rent their properties. Same situation with the carpet being replaced, which they advertised in the ad! Now they tell me "only the carpet in the one back bedroom!" Also, the kitchen sink leaked severely from day one, twice their repairman came out and they tried to charge me for his inability to repair a faucet correctly the first time when it was a problem that existed the day I moved in!

OH MY.... where did I begin??? I wanted to rent a beautiful property that All American listed. At first Lois and her team were willing to help in any way they could. I have a unique situation, I'm working with 2 different Veterans organizations, one that is like section 8 for Vets and the other that is helping me with funding for the move in costs. After numerous telephone calls, emails and getting her all of the information she requested, even having the organization that is funding the move in costs, call her and verbally verify the funds. Lois decided that the paper work was to much for her to fill out. And thought that the government should give everything to her before she filled out the proper paperwork. She was even nice enough to send my realtor a lovely response to an email saying that she never wanted to hear my name again.... what did I do? For a company named All American... they certainly didn't treat someone who served their country very nicely, or fairly.... I will say that I did get my money back from the background check.... because she never bothered to do it. After everything, I was told that they had gotten another application in after mine, that they were going to go with, instead of the truth and why they wouldn't rent to me. Is it cause of the HUDVASH? Is it because it was to much work? Who knows... I just hope the other realtors in the area aren't as unprofessional and rude as this outfit seems to be.

Do yourself a favor and completely disregard any property listing affiliated with All American Property Management. Me and my girlfriend moved into a condominium that was being leased out through All American, and literally the problems started on day one. They charged us a flat cleaning fee (or so we thought) of $150, which would be fine, if they actually cleaned the property before we moved in. There was black dust caked on the top of every shelf, stains in the toilet, dirt and grime in all the cupboards, and filth under every surface. We called them and they said it would be no problem to have another cleaner come out. The cleaner came when me and my girlfriend were at work, and fixed literally none of these things. We called again and they sent out a third cleaner. I realize that All American hires contractors to perform these services, so I wasn't frustrated so much at them as I was the incompetence of the people they were sending... initially. However, when they sent someone to flip the breaker for our washing machine (the outlet had stopped working, and we didn't have access to the electrical box) they tried charging us $100 for having someone literally just flip a switch. I went back and forth with Linda, who is the 'manager', and she had cited a section number in our lease agreement that states we would be responsible for the charge, although she wouldn't quote what it said directly. I called her, read the section she had cited, explained how it was in no way applicable to our current situation, and she removed the charge. Now, I'm only really listing the major issues I had with this company. We had multiple other problems with All American and our property in general (not returning voicemails/emails, leaks in the ceiling that went unfixed for weeks, inadequate repairs, etc.) that are all pretty common gripes among tenants and landlords. The main point that led me to write this review happened after me and my girlfriend had already moved out of the property. We received our security deposit, less an additional cleaning fee overage of $20. While that's not a terribly significant amount, the fact that we'd already paid our $150 cleaning fee, had so many problems with this company's cleaning services in the past, had thoroughly cleaned our condo prior to moving out, and were even present at the final inspection (0 issues), I decided to call Linda to find out what the fee was in regards to. According to Linda, the charge was the difference between our initial $150 cleaning fee and whatever All American negotiates as the fee with the cleaner. I told her that's ridiculous, as you could charge whatever fee you wanted if that's the case. Her response to me and my girlfriend was that on occasion the overage fees go into the hundreds of dollars, depending on what price they negotiate and "That's just how the world works." I told Linda to keep the $20. It's money well spent to never have to deal with All American Property Management ever again.

I have found All American Property Management to be a dependable and professional company in all of my dealings with them. I recommend them to anyone looking for property management services.
