UPDATE 3/23/24: Severe leaking issues continue to go unsolved and has gotten progressively worse. Now in the midst of a major rainstorm and left to manage water coming into my unit on my own. I am collecting water in buckets whenever it rains. I’ve had to rearrange my apartment to make sure nothing within 3 feet of the window because my belongings are getting damaged. 4 out of my 6 phone calls to emergency maintenance were disconnected before speaking to anyone. On the two occasions I got through to a receptionist they took my information but have not been able to get a hold of maintenance team. I am still trying to terminate my lease and have gotten no paperwork from management in 2 weeks but somehow they are capable of responding to a google review within 30 min and listing the apartment as available for increased rent. The issue will clearly not be solved for the next tenant. BEWARE OF 414 LOFTS UNIT 302. The unit has already been listed as available on their site without any resolution of leaking & mold concerns. would avoid any Alterra properties at all costs. Attaching more pictures of the warzone that I have to live in right now, spending my weekend trying to control all this water while management continues to ignore it as a serious problem. --- 3/10/24: I currently live in Alterra’s property, 414 Lofts, and renting from this management company just keeps getting worse. So much of my time, energy, and money has been wasted by this company. Management is responsive until you sign your lease and then good luck getting ahold of them. Their office phone number will send you straight to voicemail and on multiple occasions I have even gone down to the office and there is not a person in sight. I had an emergency maintenance concern on a weekend but was never provided with an emergency maintenance phone number. I spent my whole day calling any phone number I could find on their website some of which are not even accurate phone numbers!!, while also trying to control a severe leak in my apartment. It took hours to get through to anyone and then another several hours to have maintenance come fix the leak. Within 2 months of moving in, I noticed worsening leaking & mold growing around my window. I reported the issue which was passed off by maintenance as nothing more than a “condensation” despite the clear evidence of water damage on the ceiling. I could visibly see water dripping at times and there are full puddles of water on my windowsill whenever it rains as well as mold growing on my belongings. Anything within two feet of the window has been damaged by leaking water and falling ceiling debris. It took a month of me complaining to finally have maintenance look into the source of the leaking roof/window. I was told that all that could be done was sealing the window which did not solve the issue, so I have continued to deal with this any time it rains. This was very clearly an issue prior to me moving in that was never addressed, as evident by water damage all along the ceiling. This unit should not be considered safe to live in until these issues are fixed but I have no doubt it will be advertised to another tenant as move-in ready. Yes the location is great but, living here has been a nightmare. This unit was rented out with unfinished work and unsafe living conditions. I will now have to pay thousands of dollars to get out of my lease over issues that are not my fault, but at this point it’s more worth it than staying here to deal with these issues and get screwed by this company any further. I hope this can save someone else from being screwed over by this management company like I have been. Living here is not worth it.
We have worked with Alterra Property Group continuously for close to a decade on numerous projects throughout the City of Philadelphia. Their entire team is always professional and courteous and really does value the service we provide. Our team has very much enjoyed the working relationship and really does appreciate the partnership approach they take in working with their vendors.
Wish I could leave 0 stars. Do not deal with James Gilliard or this company at all. My girlfriend and I toured a model of the apartment we were trying to lease. It appeared amazing. We asked simple questions such as “is there anything different in the apartment we will lease” “has there been any damages to the apartment” to which alterra confirmed to us “No”. We put the application fee and deposit down. In touring the actual apartment after we put down the fees, we were fortunate enough that the tenant was there to tell us that there has been a major leakage problem for the last 2 years and there was a number of other problems with the place. We kindly requested our money back as we did not want to move further with this place, but they refused to give us the $650 back after multiple attempts from us. They stole our $650. This was the worst experience I’ve ever had
Similar to below reviews, if I could give 0 stars I would without hesitation. Quite possibly the most greedy, disrespectful and unprofessional management company I’ve ever dealt with. There are plenty of other residential buildings in Philadelphia with well-trained hospitality management teams that you should 100% consider first - I’d recommend Pearl Properties, Greystar, and Bozzuto to name a few, but quite frankly the list goes on and on in comparison to Alterra.
They take no responsibility for their properties or staff members. There were a few blips while living at the property but nothing egregious - until the very end. When I was moving out I was told by an office staff member that utilities would be transferred over on my behalf. Yes, I know, I should still have done it myself - but I trusted what a representative of supposed "luxury apartments" was telling me. The utilities were not transferred over and I was billed for service a month after my move out date. The company has refused to reimburse me and the way this was handled by their office was less that professional.
Alterra Group is powered by terrific professionals and enriched in value. Working with Alterra's team is an amazing experience. A strong sense of work ethic, professionalism and execution. Leah and Liam are extraordinary people to work with. Thank you!
They don't even deserve the 1 star. I've lived at 1833 Fairmount for 4 years. As soon as they took over, communication is non-existent, they tried to add fees to items listed as amenities, outside the lease renewal. They attempted to add charges to our utilities without any consent. If you need something outside business hours, it's a ghost town. No emergency maintenance line. When you do submit maintenance through the portal, it goes unanswered. They sell luxury living with slum lord service.
I have been living at One City for the past year and I have nothing but great things to say, the staff is kind, my neighbors are noise conscious, and the rooftop is unbeatable. Because of my job I plan on moving to Fairmount North, another Alterra apartment, I had a great tour and cannot wait to have a two-bedroom with city views this spring.
AWFUL MANAGEMENT!!!!! At Textile Lofts, I was encouraged to buy an island from the previous tenant by the property manager, Ben Bevan. Ben then proceeded to connect me with the previous tenant to facilitate the sale. After purchasing the island from the prior tenant, life happened and we ended up terminating our lease agreement, and another tenant filled our spot. Ben was aware that the island I purchased was in the apartment, but NEVER told us that construction was happening after our lease was terminated. I had asked several times about the island before the next tenant moved in, hoping that I could sell it to the new person moving into the space as it fit perfectly. He claimed that he would make the new tenant aware and get back to me. Going forward. Ben persistently dodged my questions, claiming that he had not heard from the new tenant yet and he would ‘let me know’. Finally, it’s time for the new tenant to move in and he miraculously STILL had no idea whether or not they wanted to buy it. Over a month passes after the new tenant moved in, and Ben FINALLY tells me that the island is gone. At that time, he states he had no involvement in the sale and that Textile is not responsible. Despite having proof that the island had been left in the apartment after the tenant who sold it to me moved out, Ben still offer no assistance in resolving the situation. I have left messages for SEVERAL MANAGERS above Ben at Alterra Property Group only to have my calls ignored. My property was stolen and no explanation was offered or assistance provided to resolve the situation. The entire situation dealing with Ben was a nightmare. He is irresponsible, he was late to every appointment we had, and he allowed my property to be stolen. I would NEVER RECOMMEND that anyone sign a lease at Textile Lofts.
