Should you choose to use Beline be careful. She's good at selling you something but really doesn't have your back. It's all about the $$$. As for any home inspector she would recommend, run!! His/her contract is filled with disclaimers. Make sure everything works, all the way down to the on-off valves for the fixtures. Walk the property and turn everything on/off. 

Take the time even if Beline seems annoyed and wants to move on. Finally, when you're sitting across from the sellers at closing, ask "there is anything you're aware of with the property that you have not disclosed" and record the answer with your phone.
