Carmen Chapa is my real estate agent on the property, of which Ms. Noble is referring. This was in Q4 of last year (2012). Carmen represents me very well. She has keen eye on the market, especially for Uptown (where my property sits) and Turtle Creek. I did have a contract on another house at the time and was motivated to sell. However, when the appraisal came in surprisingly low (around $20K low), I pulled it off the market, not my real estate agent. That was my decision, not my real estate agent’s decision. I employed another appraiser to verify and his report reflected my house’s value consistent with the agreed price I had with Ms. Noble. Now, I have (August 2013) a contract to sell. The buyer’s appraisal came in even higher than my appraisal and certainly higher than the lender’s appraisal for Ms. Noble. Carmen is fair, competent and is after what is in her client’s best interest, not these trumped up accusations of ‘luring’ other agent’s clients into making an offer. I think Ms. Noble made an offer because she liked the place and location. Carmen is very knowledgeable about the properties she lists and the area in which they are listed. That is her job. If Ms. Noble felt ‘lured’ into making an offer and her real estate agent did nothing….she might take a look at the representation she employed.

Carmen Chapa lured me into making an offer on her listing. She was deceitful about the market. I spent thousands of dollars on inspections, breaking my lease, etc. She was rude to me while I was there with the inspector, and argued with my Realtor in front of me. At the end of the day, I agreed to the price just to get her out of my life. She had told me the seller had a contract on another house and were very motivated to sell. When the appraisal came back lower than sale price, she accused it of being my personal appraisal. The bank is the one who picks the appraiser, not me. She then just sent a note 10 days before I was going to move in that they were not selling at all. If you want a smooth and easy sale, dont use her. If you want to see anger, cat fights, get lied to, offended, if you want to cry and lose thousands of dollars and then have 10 days to scramble and find a place to live, then Carmen Chapa is your girl.

i have used carmen chapa as a realtor since 1996, for a total of five real estate transactions,both as buyer and seller. in all of the business we have conducted, i have found her to be knowledgable, courteous, and extremely patient. in the depth of the market, carmen managed to not only sell two properties for me, i made a tidy profit. for anyone looking for a realtor in the turtle creek, and surrounding areas, there is no one more qualified than she.
