They lost a star because of the recent rate increase. 
First, this is the BEST storage facility around. Clean, well managed and until recently, best priced. No rodents or riff-raff. Good security and these units are concrete buildings, not metal so you do not have nearly the threat of mold that you get with metal buildings. However, they just increased my rent by 25%. The reason they say is because they haven't had a rate increase in over ten years. That's understandable to a point but a pretty big pill to swallow all at once. Probably would go over better to space that increase out over a couple years. 
I'll be packing up my two units and moving soon, but for additional reasons than just the rate increase that has nothing to do with this business.

CONSUMER BEWARE...!!!!!!!
I’ve been a customer for GENITO  mini storage for numerous years. My first unit A111 the ceiling collapsed ( drywall ) and covered all of my belongings in dust and debris. They told me that it was because of the shady contractors they had hired to complete the units and they were having problems with this. They gave me a credit of $118 and told me to clean up the mess I was upset at that point but I cleaned up the mess and they never made a repair to the unit. I decided to rent a new unit larger and I spoke to management About the condition of the new unit and they told me that they had reinforced The ceilings and I should never have that problem again. Today I went to clean up the unit originally that had the problem open the door to the new unit that I had moved all of my valuables in and..... The drywall has now fallen out of the ceiling in the new unit. I asked the management what could be done and they highlighted in the contract that they were not liable for and I quote..... anything what’s the weather water damage rodent damage mildew dust debris roof collapsed building falling over anything whatsoever even if they were employees were to drive their own trucks through my building and destroy all of my belongings it would be my responsibility to replace them..... I own three businesses in the Chesterfield Richmond area and the customer service and the investors that own Genito Mini Storage are Abosulte Crooks.... I just want other consumers to be where at the fact that your belongings are not safe here based on their buildings alone..... on top of that they take no responsibility for the fault of hiring the cheapest contractors in town who did terrible work and I believe they should be responsible for not only the cleanup but the damage that occurred to my belongings... The response I got from the new management was read your contract we are not liable.... CONSUMER BEWARE....!!!!
