Story

James Dye, MBA, Managing Broker at Heritage Properties has over 25 years full-time experience in the sale of residential and commercial properties in California. At Heritage Properties we strive to build long-term client relationships. A significant number of our clients have been with us for well over 10 years.

After being associated with a national commercial real estate brokerage firm (Marcus & Millichap), James Dye established Heritage Properties of San Ramon in July 1990 to serve the residential real estate needs of his clients. Clients include: transitioning families, long term home owners, local business owners, colleges and other non-profit organizations. We are strategic, focused, and knowledgeable in the markets where we operate. We are committed to delivering the best real estate experience possible.

James Dye is a graduate of the McIntire School of Commerce at the University of Virginia in Charlottesville, a business school rated in the top two undergraduate business schools in the nation by US World News. In addition James holds an MBA from the George Washington University in Washington DC. James' first career was with the Management Consulting Division of KMPG Peat Marwick where he had assignments in: Annapolis, MD; Richmond, VA; Sacramento, CA; and Honolulu, HI. James has translated his analytical approach to business and his commitment to client service to his real estate career which now spans more than 25 years including 5 years with Marcus & Millichap. Largest single transaction: $9,000,000. Most transactions closed with a single client: 25.

James and his wife Soussan has been residents of the San Francisco Bay Area since 1985.

I met James and his partner Kin through my business partner.  My personal experience with these two has been extraordinary, and James and Kin are absolutely at the top of their game. The hands on mentality they take in the preparations of every single property for sale, allows them to present each property in the best possible manner. In addition, their experience allows them to anticipate buyers wants and needs that in effect work to maximize the sales price. Their experience and skills are unmatched by any other realtor you’ve ever met. Ever approachable, positive, uplifting, timely, responsive and an absolute pleasure to work with. James is a very personable and reliable agent. His professionalism and experience was instrumental in getting our offer accepted in a highly competitive market. He is willing to walk thru a house and point out interesting details giving you a clear picture of what type of investment you would be making. We relied heavily on his expertise, and his ability to write very convincing and professional offers. Our loan agent even commented that in ten years he had never seen such a well constructed offer! With James’ help, we recently sold our house in a few days and closed in less than 30 days from the listing date. That is no great accomplishment by itself in this market, but it was the prep, communication, marketing and attention to detail that was extraordinary. I have bought and sold many houses over the years and have never seen a Realtor who was so responsive, detailed and thorough. I was also impressed by his integrity. After seeing his high ratings online, I called his office the Thursday before a 3-day holiday weekend. He answered his phone in 2 rings from someplace on vacation. I liked everything he said and did not bother to call another Realtor. Saturday of the holiday weekend, an agent came to our home with a package of Marketing research on our home and the following Wednesday after the holiday, she was back with everybody we needed to prepare, inspect and stage our home. Every time we had something we needed, the response was “I have a guy.” The time and anxiety savings for just finding a good contractor, for example, and knowing it will be a fair price and good work is incalculable. I highly recommend James. Where is the 6-Star button?

When my organization outgrew its original space a few years ago, we hired James Dye to help us find a new home. James worked with us for over a year, starting by helping us to clarify and prioritize our needs. This was an important process for us as we had to come to consensus on everything from location to square footage to amenities. Once the criteria were determined, James identified a number of properties for us to visit. After 12 months of not finding anything in our price range meeting our needs, we were discouraged. Fortunately, James remained optimistic and prodded us to consider the option of trying to identify a less expensive property that met our square footage needs and then renovating it to meet our particular needs. This was an option that we hadn't considered at first (and we certainly weren't excited about taking on a renovation project), but it was exactly the right advice. With our expanded criteria, James helped us locate a property that met our basic needs and he negotiated very effectively on our behalf to get a good price. After we closed escrow, we spent 6 months managing a renovation project. James was very helpful in connecting us to other resources (inspectors, contractors, abatement companies, plumbers, landscapers) who were all top quality professionals and who gave us competitive bids and did great work. His advice saved us a lot of headaches and helped us to come in on budget. We continue to use some of these contractors today for occasional maintenance. James would have made a larger commission if we had purchased an existing property instead of a less expensive remodel, but he was very focused on meeting our needs and making sure we were happy. He is the exact opposite of the pushy, sales-driven stereotype of a realtor - he listens to his clients and represents the client's best interests. James Dye is very accessible, high quality, and most importantly – he has very high integrity. I heartily endorse his services!

If you need a real estate broker in the East Bay Area, James Dye is the first person you should contact. James is unquestionably the best broker my family or I have ever worked with, and I cannot say enough good things about our experience. He is erudite, honest, patient, and incredibly competent, and he seems to always be running at full speed. Most significantly, James is on top of his game and clearly loves what he does. When we were working with him to purchase a new home, his responsiveness to all methods of communication at all hours was stunning - even after midnight. Unlike other brokers who constantly delegate prospective buyers to a "team," we received a level of personal time and attention that made me feel like we were his only clients. James has a keen eye for detail, and in every home that we saw, he provided clear, informative insights about construction quality, layout, and potential negatives. I never felt rushed or pressured, even when we were running behind schedule during a day of showings. He also has developed an outstanding network of connections, not just in the buying/selling side of real estate, but also with contractors, inspectors, handymen, and plumbers. After we entered contract to purchase our new home, James arranged for a buyer's pest inspection that caught several major issues that the initial inspector had missed. In short, I can think of nothing more anyone could expect or want from a real estate broker. James absolutely deserves his impeccable reviews here on Yelp, and he absolutely deserves your business.
