List of poor exeriences with the property manager.

1. They fired the rep who was managing my property and let her leave with the keys to my home.

2. They paid a contractor out of my account who was supposed to complete the point of sale violation corrections and the work wasn't done.

3. I advised the rep assigned to me that i hadnt recieved a statememt for April. She sent me a blank statement. I contacted het again because today is the 20th and i have not recieved payment. I emailed her manager yesterday and he is unresponsive.

The list could go on and on but by this point I think you understand. I wish I could rate them zero stars.

You know those wonderful Howard Hanna commercials, featuring happy, satisfied buyers and sellers? Well, I'm here to tell you that THAT is a big, steaming pile of bull pucky. I had a HORRIBLE experience with seller's HH agent, one of the Pepper Pike Office's biggest "Stars," rumored to be "untouchable." From the beginning - with her SCREAMING and SCREECHING at me over the phone like a banshee because I supposedly got an appointment time wrong - to the end, when I found out that it will cost 200%- 300% (or between $20 and $30K) more than either buyers or sellers estimate to fix the UNDISCLOSED, prior leaks (prior work seems to have been done), causing rotted sub-flooring and joists, which seller's realtor called a mere "creak in the floor" - my experience was a NIGHTMARE. The HH Realtor's response to the fact that this damage had not been disclosed? "You signed off on the contingencies, there will be no reductions." This is Realtor-speak for "So, sue us." I have had to do this. So, here is one piece of advice to those who hire this particular agent as their seller's agent: make certain that, in selling your house for you, she doesn't buy you a lawsuit. And here are a few very wise pieces of advice, if you are a buyer on an HH listed property: (1) make sure that the agent who represents you is an absolute shark; nice and polite doesn't cut it with these people; (2) Demand a home inspection, and a mold inspection, and hire a PROFESSIONAL ENGINEER, NOT JUST A HOME INSPECTOR, to perform both; (3) Hire an attorney BEFORE YOU SIGN ANYTHING; (4) If the Realtor tries to duck your calls or your agent's calls, like this one did, BE SUSPICIOUS. "I'm busy" is not an acceptable excuse; (5) If the Realtor's lips are moving, be VERY suspicious of what he or she is saying;  (6) YOU HAVE THE RIGHT TO REQUEST TO DEAL WITH ANOTHER AGENT, AND HH WILL ACCOMMODATE YOU, you don't have to put up with her abuse; and (7) Remember that, no matter how big a "Star" someone is, they, too, have a boss. And THEIR boss has a boss. And their boss's boss, has a boss. And they are ALL interested in hearing legitimate complaints. Don't be afraid to pick up the phone and complain. I have previously bought and sold houses with Howard Hanna, but THOSE DAYS ARE OVER. I wouldn't buy another house with Howard Hanna, or sell another house with Howard Hanna, as long as I live. BEWARE. RUN LIKE HELL.
