Incentive Properties was built on a commitment to customer service, and this commitment is backed by our $0 cancellation policy. We believe that if a landlord is unhappy for any reason, that they should have the option to cancel the property management contract. At Incentive Properties we like to build relationships with our clients, and in addition to our commitment we have created our Property Owner’s Handbook which allows you to see the breakdown of our administrative process. This breakdown allows for us to clearly state our commitment to you as a property manager.

Incentive Properties is a real estate brokerage and property management firm that works with investors to identify, renovate and manage investment properties in the Orlando Metropolitan Area. With a portfolio of over 275 properties, Incentive Properties is one of the fastest growing property management companies in the area.

Incentive Properties is uniquely structured to allow maximum communication with our clients. We promote a transparent management style with our timely transfer of funds with attached statement and invoices.

Our management staff includes 2 principles, 2 full-time property manager’s and 2 commission-based leasing agents. Additionally, we utilize an in-house handyman service to control both the scheduling and costs related to repairs and renovations.

In 2013, Incentive Properties started servicing the Tampa area. Our Tampa-based property manager oversees the day-to-day needs of the properties, including performing routine property inspections and operating as the leasing agent. All accounting functions are done at our corporate headquarters in Altamonte Springs.

This company is by far the worst experience I've ever had renting. I wish I could give them no stars. I don't even know where to start. I've lived here for a couple years in a unit that they manage. I've always paid my rent on time, Etc. First of all they make you pay for your own repairs which I've never had to do at previous places. The unit I live in was built in the early 70s so it has had issues that are unique to such an old build . They also sent out an email last year saying that they would take $15 off of our monthly rent if we would write them a 5-star review. Honestly, they could have offered me to waive the whole month and I still wouldn't have done it . That's how horrible my experience has been living here. I still have that email if anyone wants to see it as proof. But due to the fact that they did that, I would be wary if I see any 5 Star reviews. When I send maintenance requests they don't get addressed until 3 weeks to a month later. And there's this lady there that for some reason I keep having the misfortune of dealing with (SHERRI WONG) that is completely unhelpful and I really can't imagine how she still works there. Honestly, I regret the moment I signed the lease at this place. And I am only still here because my federal job requires me to travel often and I really don't have the time to move into a new place. I am a single woman living alone and I just really don't have the time. Save yourself the heartache and frustration. Rent from someone else. I am preparing a lawsuit actually. I've never had to sue anyone so you can imagine what a disaster this place has been for me. I was going to wait to post this review until I moved out but now that I am seeking legal action I really don't care anymore. What are they going to do to me? They've already made my living experience the worst I've ever weathered. Shame on you incentive properties. Heed my warning, I really wish someone would have warned me. I also left this review on their Facebook page, but as predicted, they erased that quickly. Update: they charged me $1600 to paint my one bedroom apartment (upon move out)

This is our first time renting through Incentive Properties and our last. Sherry, the property manager is incompetent and shouldn’t be working as a manager. That title is too big for her. She should find a job with less responsibilities. The house needed some things fixed before we moved in and was never done. They hire handymen from Quality Interiors that were responsible for a rat problem as well. They left the door open for crawl space and also left a man mad hole behind the dishwasher. The homeowners got Terminix to take care it. It took a while for them to get here, but they took care of the problem. Although there was a dead rat in the snap trap and couldn’t remove it til after Easter wknd. My husband removed the dead rat.

Apartment was fine, but hitting every single tenant who leaves with "cleaning fees" and harboring your own attorneys so you can tack on legal fees on top of fraudulent cleaning fees is what people burn in hell for... which is probably why you guys conveniently don't believe in it. Apartment was clean and modern, no complaints about the property. Went to vacate and was hit with a 350 dollar "cleaning and paint" fee out of the security deposit. Considering we rented professional equipment to clean the carpets and went through twice after the furniture was out with a mop and windex, I'm not sure where 350 dollars came from unless they're hiring Bob Ross to do paint touch ups. Furthermore their maintenance guys told us they paint after every tenancy before we moved in while they were still painting. They charged us about 70 dollars to fix the sliding glass door handle which was loose already upon us moving in (they probably got another 70 bucks out of the last tenant, too) The pool was never unlocked the entire year although listed as an amenity. If you move in with these guys, make sure you take plenty of pictures and try all the fixtures first. These Goldsteins are really keeping stereotypes alive.

Since we have moved to Florida we have had quite a few addresses, but Incentive Properties found us a home. The apartment is very well kept. The few problems that I have had with the apartment Incentive Properties has returned calls very promptly and the issue was resolved quickly. The staff is very friendly and professional. My only complaint about Incentive Properties is I didn't find them when I first moved down here. I have given many friends that are moving here their phone number so that they don't make the same mistake I did. I wish somebody had recommended them to me when I first got here. I am giving them 5 stars because that is all I am allowed to give!

I would not recommend this company to anyone. On top of the terrible customer service, lack of maintenance and sheer lack of empathy they charge ridiculous late fees. Also, keep in mind they employ not a single person to handle weekend concerns. Giving a 1 star because 0 stars is not an option. Sherry Wong should be replaced with someone who has customer service experience. You can have your "late" fees, you need all the help you can get.
