Buyers Beware

This place is probably the most pathetic brokerage i've dealt with in my adult life. I submitted an offer on 9710 Omelveny in Pacoima, my agent called me happy cause e had a verbal acceptance and a big congratulations from Robert Clark who is the sellers agent. What happened in the next 5 days was the part every new home buyer should be are about when it comes to this particular brokerage Maxim Properties. My agent called me on the fifth day after we received a verbal acceptance and told me he had bad news for me, turns out after verbally telling us our offer was accepted they received another offer for a few bucks more and went with them instead. Yes i didn't have a final signed acceptance but for some reason i thought when a licensed professional tells you congratulations and your offer was accepted, for me that meant something till i came across these pubescent incompetent so called brokers or agents at Maxim. New home buyers do yourselves a favor and skip any house with Maxim Properties listing sign. Im attaching a perfect depiction of this place and its employees.

After buying our house, we were asked to give a review on Yelp regarding our experience. I have lived in our Maxim home for about 9 months now and I am fully prepared to accommodate their request.

I will NEVER buy a Maxim home again.

The "new windows" they installed leak. And not just one window. I'm having to uninstall and reinstall ALL the windows. 

When I pulled the windows out, there was broken glass, rusty nails, trash and debris that was mashed into the framing around the new window. I can only assume the contractors smashed the old windows out and just set the new ones in without cleaning up the mess. Also, some new windows still had the old window's metal frame inside the new window! The didn't even take out the old metal window frame before putting the new window in. 

I had a window company come quote me to do all this work and he refused the job because he had serious concerns about how the windows were set and installed. He said it would be too big of a liability for his company to do anything with them. 

Our beautiful "new tile roof" has to be reinstalled. The contractor who inspected the home said the new tiles were not installed correctly (the spacing is wrong) and there are missing tiles on the roof. Sounds like a lazy licensed contractor to me.

Also, in the "newly remodeled kitchen" the dishwasher and the garbage disposal's power were somehow tied together. The dishwasher would only run if the garbage disposal was turned on!! I have no idea how a licensed electrician allows that to happen. Our home inspector said in all the years he had been doing inspections, he had never seen that before. I'll be honest, sometimes I lay awake at night in my Maxim home and I think, "Man, I sure hope that licensed electrician didn't touch anything else in the house." 

A smaller issue, but still indicative of the work Maxim allows, is the bathroom tile. It's clearly a tile that comes in sheets and the tile has a simple black and white pattern. It's not hard at all to lay the tile sheets in a way that maintains the simple pattern. Nope. The contractor didn't even try. The pattern is all screwed up because someone didn't care enough to lay it correctly. Again, it's not a huge deal but it's indicative of the total and complete disregard for doing something the right way. To me, the tile is just flat out, unadulterated laziness. 

If you're thinking about buying a Maxim property, I would suggest you stay away. The house might look pretty but in my case, it's the ol' "lipstick on a pig" situation. But, if you simply can't resist the property, I would suggest having approx 30-50k on hand to undo and redo a significant amount of work. 

Also, if you decide to move forward with Maxim, check to make sure there is a vent for the dryer, outlets in each room and a waterline to the fridge. Our house was missing all those things.
