Limited parking.  One assigned space (the covered spaces) per unit, very limited 'extra' spaces.  They will have your vehicle towed, typically at night.  Poor response on maintenance calls.

The worst apartment experience that I have had in my life.  No luxury what so ever.  Same fixtures/appliances/carpet from when first built in the 80s.  Kids allowed to swim with soiled diapers.  Management non responsive to tenant concerns.  If you want a prompt return on your security deposit then you will most likely need to get aggressive for these so called professionals have lack there of.  Sad that there is limited housing in that area.  You would be better off at a homeless shelter.  Did I mention that management is totally inept at pretty much everything except a sarcastic tongue.

SPIDERS SPIDERS SPIDERS these things are everywhere the grounds are dirty seen a Starbucks cup for over a week in the walkway it does have a big pool but 1 pool for 400 units it's like swimming in a big cess-pool moved to Walnut Woods couldn't be happier.

My husband and I have been here for about 3 years now. When we moved into a bigger apartment they messed up on prorating our rent and sent us a bill for $5.42. Our discount ($50 a month discount on rent for my husbands job) was forgotten twice. Rent does seem to go up every time we renew by about $25 a month. I've called about a handful of things that were never taken care of like a wobbly fence (after a tree fell on it), a leak in the baseboard of the one bedroom we were in, and several piles of dog poop. The maintenence staff typically starts the day picking up trash, but I have seen quite a bit of it left on the lawn for days. There is a problem with dumpster divers which leads to trash all over the areas surrounding the dumpsters, although that is likely a Turlock problem since my brothers complex has the same issue. Our AC unit went out during 100+ degree weather (twice) but thankfully that got fixed right away. There is a cockroach and snail problem,  but I think they are at least spraying for the roaches. There are several owners who let their pets wander around without a leash and they typically do not clean up after them. I have called to report this, and I think they send citations for violating policy. They send out reminders almost monthly about cleaning up after your pets and keeping them on a leash, but it seems like many of the residents don't care. It is a good location, and they have a decent pet policy minus the breed bans. We have a 3 bedroom 2 bath and we pay 1185 a month including pet rent($10 additional per month) and a $50 a month discount. I have recently been given notice that some of my complaints in this review (mostly trash) has been taken care of, so it seems like the new manager does want to keep the place looking clean.

If i could give this place no stars i would......worst place ever, so many spiders and the unit we were in had bed bugs......I would not recommend them at all.
