Do business with them at your own risk!  I made an offer on one of their properties, received an acceptance, cut them an earnest check and was told 24 hours later that they had a higher bid.

Think about this, a house sits on the market for 2 months, after which I am the only bidder.  Then, less than a full day after I sign a contract and give them earnest money the owner suddenly has another offer for 10k higher.  If they have that type of luck they should play the lottery daily!

Either I was "played" against someone else or they tried to give me a push.  No way they would entertain my offer if they had someone waiting in the wings who was higher.
