A Thursday evening and it sure was quiet. Visited BonTon. Awfully picked over. I was disappointed. I generally have always liked this store. At least the salespeople were pleasant. Phillipsburg Mall needs some revitalization. Please don't go the way of Sears.

Went for a workout at Gold's gym; used several of the strength training machines over a 40 minute duration. It was just right for me. Staff is very helpful; lockers and showers are very clean.

I lived in this area 15 years ago and this mall was never crowded but it had some life left in it. Just visited during black Friday weekend. Emptiness. Parking lot was almost empty. Most stores are not occupied. Maybe 25% have stores in them. We found a little gem of a used book store that we bought a bunch of used audio books. But one whole wing seems entirely abandoned. The only hangers on are the big chains. By 6pm most of the smaller shops had closed and locked up despite their hours stating open u til 8. Very depressing

Unfortunately another mall suffering a slow death (or they're trying to drive out renters over time to sell off the property to a developer, like I've seen at a few other areas in recent years). Many spaces vacant throughout the mall, and they'll be suffering a couple more anchor store losses soon. Just this past year they got a little shot of life when they got a multi-vendor antique/craft store to move into one of the empty anchor stores from another mall they were in. Can't say for sure if the mall property owners is one of those typical mall owners that WAY over charges for lease space, but if the new antique store rates for little vendor spaces is any indication, it's highly likely it's ridiculously expensive for that anchor space (or the business owner likes to way overcharge for little rental spaces, which makes it hard for antique/craft vendors to survive in little spaces like that for very long and they'll have considerable turnaround with vendor after vendor). If they want to have a better chance at survival and/or thriving more, they've got to come up with a lot better lease contracts. One that allows for considerably less rates, especially during times of low business flow. If profit margins get above a certain rate for the individual store, then it would get charged a scaling rate gradually going back up to their "normal" rates. Or they could offer super cheap lease rates, and the property owners gets a small percentage of the individual stores profits while business is below a certain point. The latter would certainly encourage the mall property owners the motivation to get in more profitable businesses, and get them to help individual business owners with their businesses and promotions, not to mention encourage renovations of the property giving it more curb appeal. This particular mall is in a half decent location along a busy route with a main interstate just down the road, so it shouldn't be suffering tremendously if they would improve the property and get better promotions.

The Mall is in a great location. Sad that a lot of the store fronts are empty... We usually spend all our time only in Bonton, which would get five stars! Update: There is an established pizza place in The Mall now, so there is something good to eat besides a pretzel. Real food!! And they do take-out too so you can pick up a pie on your way home. 😋
