absolutely awful! they lose your payments for rent or mortgage then try to tack on late fees for their mistake. they mow your yard right after you mow and try to charge you for it. its literally always something. i regret buying my first home here. i thought it would be a great place to start and they have caused nothing but problems for me and my family. they constantly make up fees and rules as they go. please do not buy or rent from here it will only cause you problems.

Nice place to live. Good neighbors, a playground, swimming pool, open fields and surrounded by the Little Elm nature trail.

Lived here for a year.  On my 11th month, I was 12 hours late with rent, and they immediately sent me an eviction notice, completely against lease procedures.  We would now Monday night, then they would now Tuesday or Wednesday and say we didn't now, then they charged us $60-90 a month for their lawn services.. even though we were doing it ourselves.  I just got my final statement.  I had a sizeable deposit and I am getting just over half of it back.  They are charging me for the outside skirting having holes in it (even though that is from the hail storm and from THEIR lawn services, as we had a little reel mower, nothing powerful), paint in two bedrooms (even though the entire trailer had TERRIBLE paint jobs, mismatched paint, etc), and apparently every single door had a mark on it..  so they are replacing every damn door.  That is ridiculous.  The lady who had us sign our lease was great, but she was transferred to a different city.  Since then, I could never get a return phone call, the agents were always "out", and even when I went up to the office to talk with someone, no one would take the time to talk with me.  So basically... They are never there when you need them, they try to kick you out immediately after the first mishap even if it's against your lease agreement and they are nitpicky to the point of stealing.  I suggest spending your money elsewhere.
