This review is about the company Cairns Communities that owns it. They also own Riveridge on Trinity Blvd. They do not take care of properties. Only one manager to handle 3 different properties. I have not received my deposit back from Feb 2017. There have been many 'checks in the mail' promises. They apparently do not follow the few rental laws of Texas. I would not rent or do any business with this company in the future.

Nice full timer RV park. Have been there 5 months and no major issues. Occasionally have sewer problems but not often. All of the residents are friendly/cordial and there is a since of community among the residents who are longer term.

Sewer problems. Numerous trees in need of attention. After several attempts with no success I was unable to get my deposit back. Don't stay here.

Unless you've lived here for over 10 years, you don't really matter to these people. I've lived here for almost a year and since day 1 we have had issues over our rent. They told us to get our own electric and 2 months later we get a bill with our rent of $47 electric and $450 rent, fine. We paid it. Each month the electric would go up.. $60.. $80.. Finally $114 and $127 on top of the $450 for rent. Its only 2 people living in an rv, nobody is home during the day and rarely home in the evening and the electric got up to $127 when we were hardly here that month!!! We got our own electric last month and now they're trying to charge us an $800 bill that doesn't even exist!!!! Nobody has even called me to follow up with me or answer my concerns and I've called the owners and some with the manager multiple times. Nobody was contacted me into he last 3 months I've called and left voice mails and have had 0 call backs or anyone stop by besides the guy that hands out the rent bills. Will be leaving very very very soon. SAVE YOURSELF THE WASTED TIME AND MONEY!!!!

Update: the park has decided to increase rent for 2017 and still nobody has called me and they've tacked on an additional $500 for late fees and whatever else. They messed up on my electric and they can't even contact me to clarify how much I owe!! They just keep tacking random numbers and nobody contacts me!!!!!!!! I've had my own electric for 2 months and I'm still getting bill $75 for electric!!!!! This is so frustrating and even worse bc the manager has no clue and the office people fail to call me.......
