Very un professional office staff failed to provide adequate information regaurding rent payments they refuse money orders for rent payments after accepting money orders for all deposits and first months rent then require you to pay an additional fee to pay online  waited a month for the apartment to be "ready "  we had to rent a rug doctor to get the smell out of the carpet there is nicotine caked on the patio windows garbage disposal was not functioning and backed up with sewage the dishwasher failed to function properly  towel racks falling off the walls the plumbing is erratic and very noisy  the fridge stops working for periods of time the stove smokes and has odor when attempting to use  the gas "fireplace " was not operational prior to possession and after the maintenance people tried to fix it we had to evacuate our dogs after coming home from work because the gas smell was so strong  they do not notify anyone prior to entry into apartment  have video of this weekend after being displaced to to a home fire we was really looking forward to some sort of normal again. Its been 2 weeks and nothing but a nightmare

Loving the changes I'm seeing here. My mom lives here and she has been here a long time, but it is just getting stable here with the whole property looking good and the atmosphere seems so much more positive. The new manager is super sweet and always asking if she needs anything, really seems to care. Neighbors are thrilled with it too. Spending time here with my mom is relaxing now and the pool is always very clean with a lot of nice people around. I would highly recommend it here for a family or single people.

Worst apartments in council Bluffs/Omaha area. New management isn't any better. They don't notify residents when there is construction going on or if they're going to be checking buildings for fire alarms etc. They never change air filters like other apartments I've lived at, I had to tell them to change mine because the air vent was blowing BLACK AIR onto our ceiling. Parking is horrible! And animal owners never pick up after their animals. When I set trash out in my deck while cleaning, there they are knocking on my door telling me to throw it in the dumpster. Well I pay for the surface area of this deck when I pay rent. If I want to set trash there for 1 hour while I clean. I will. 
I've lived here for 8 months and I got a new car, parked in in the last visitor parking spot, got towed, (not even 24 hours of having the car) and the apartment managers basically told me "too bad" so I paid a $200 recover fee PLUS another $10 just for a new permit. Instead of saying sorry you got towed, here's a free new permit senss you just paid rent and a recover fee. SO done with this place when the lease is up. Never would recommend this place to anyone.

Maintenance is on top of everything very quickly and management is really making some good changes that have been needed for a while. We love it here. Quiet neighborhood, very clean now and kind of a private area  which is nice. Neighbors are great!

The pricing for the pet deposit is pretty awesome, way better than any other place around. I've been here for almost 2 years. 
The buildings could use some upgrades, but besides that there haven't been much issues. The maintenance does a great job in getting thing done. Overall a pretty good experience here.
Management in the office is fairly new..
