Brett is VERY NICE BEFORE he gets the listing. Being an out of state seller I was very concerned about whomever I chose would keep an eye on my home and maybe take care of a few things, since it's very expensive to fly out.  Brett assured me he would take care of anything that came up. However, AFTER getting my listing he was always "SWAMPED!!" Minor problems like cutting 10 feet of weeds down with an edger became a big deal, driving by once a week became a big deal. Every time he texted me with a problem, he NEVER had a solution. When I needed him the most he went out of town. His office clerk couldn't even help with a simple task like emailing a blank addendum form in WORD so I could type into it by myself.  The last 2 months were a nightmare for me, as an out of state buyer. Only time I would hear from Brett, would be bad news that he never had any solution for.  The only reason I sold my house is because I kept lowering my house price. Finally after 20K down, it sold. We had numerous issues with Brett making some choices without me which I wouldn't have made and always being "swamped". I understand he has 4 kids, so if you're a seller like me who can't be around, he's not the right agent for you...But, if you're living in the  home still it'll work out . Just don't ask him to do anything extra. He does have a flat fee commission, which is VERY NICE so that would be my only reason to recommend him.
