After my settlement attorney was appalled at all the bad news she had to deliver instead of my agent properly informing or preparing me, I am compelled to write a review detailing this team's severe negligence. The ONLY document my agent ever reviewed with me in ANY detail at all was the listing agreement. Makes sense now, but at the time I appreciated it. From then on I was sent offers and even a contract with requests for electronic signatures. No meetings, no phone calls to go over it in detail, not even a paper copy to pore over. I blindly entered a contract because the offer was good and I was fairly confident I understood the important parts. Again, I had ZERO guidance which was nothing new. I had to reach out daily to ask about showings, ask for feedback, etc. Never once did my agent reach out to me with information of any kind. On the day of closing I find out that the taxes are to be split with the buyer. This was very frustrating, but was explained to me by the settlement attorney to be fairly normal, just a serious mistake by my agent to not only leave it out of any contract, it was also not on any of the 3 HUD docs I was sent detailing how settlement would go. I was very frustrated in losing an additional $2500 but was relieved to hear that it wasn't too abnormal of an occurrence. What finally broke me was when, upon being halfway done signing closing papers I find out there is a MD withholding tax of 7% that was ALSO never mentioned by my agent or broker. Now this was more serious. 7% of the proceeds that I NEED to place a down payment on a home for my family when the government transfers us to a new city next year. Had I been told about this nonresident tax (obviously my address is on tons of documents with my broker/agent) I would have done things very differently. I may have moved into the home instead of selling it to avoid, I may have done some serious renovating to make up for that loss with a significantly higher sales price, I may have let my tenants stay awhile longer and tried to put aside money for this specific line item, I may have not sold at all and continued to just manage the property remotely and make a little money, I may have done any number of things. The problem is that now I would be in breach of contract, so I cant back out now, I simply pay this additional COMPLETELY MISSED item that was never brought up or mentioned to me because I flat out have no other choice. Even if I backed out, my tenants from 4 YEARS have moved out. I would be out thousands of dollars regardless of what choice I made due to being misinformed. This additional tax is $4500. This is money I cannot take away from our family and our forever home, and I would NOT have, had my agent properly informed me. There is even a program in MD where you can ask for partial relief from this but guess what it has to be 21 days from settlement and I found out from the settlement attorney on closing day. Not from my agent when we sat down to list this home, not even when he/she were preparing me for closing, which is a term I am using very loosely, as I had no representation at closing, either. NIGHTMARE. avoid. I will now be tied up in court attempting to recover some of the money my agent essentially "charged me" via a commission she didn't deserve. No realtor should take on work that they have no expertise in. Its enshrined in the realtor code of ethics. Its not right to be disadvantaged because this group took on a listing they could not adequately service due to a lack of knowledge. Oh, I appreciate the owners responsiveness to this comment (within hours) because guess how many of my hundred emails he was copied on, were ever responded to? ZERO.
