I live at The Falls from November 2012 until July 2016. This is a nice community with an excessive rent for what they offer, however, the Administration, especially the manager, Willa, is a nightmare. They have their favorites in the community and if you are not one of those you have fallen in disgrace. A word of advice, ALWAYS do your walk out, they would insist that is not necessary but then they will keep you security and stick you with a bill for thousands of dollars in repairs. They kept my security and send me to a collectors agency for $800 in repairs for scratches on a countertop (false), replacement of blinds (wear and tear), replacement of carpet ( I had the same carpets for 4 years !!! ) they just want to remodel the apartment at your expense!!! Illegal and ridiculous . I would not recommend this place to my worse enemy. Don't let them fool you, when you go for a tour they seem like this perfect place, but once they got you it turns into an horror movie. Run, run fast and far, far away!!!

Lived here about 5 years and it overall "a great place to live". I've always had nothing but wonderful experiences with all the staff.  Only real criticisms are that rent does seem to increase higher than inflation and lately the "quality" of neighbors has markedly declined. Maintenance staff could not be better.  Grounds are awesome.  We only left to buy a condo in nearby West Chester.  Will miss the place, but will be back to visit.  Special thanks to Willa, Emily, and Ted.

Management here is just wonderful. They truly treat you like family, and that's exactly how the apartments community is managed. There are a lot of perks and benefits which I've never experienced anywhere else I've lived (on site pub, free pizza nights, pool parties and more.) It is a very unique and welcoming complex with beautiful scenery. Lots of areas to explore with my dog, and a lot of other dogs with whom she gets to socialize while we're walking.

Have lived at The Falls for one year. Management and Staff friendly, helpful and always available.Maintenance needs have been minimal but when requested completed with same day service even on just a general maintenance request. Lots of social events always well planned and year round including parties,dances,social cards and seasonal celebrations. Monthly news letters are community oriented and full of up to date information.Property always has work being done like new fence partitions around patios to all new roofing as of spring 2014. Lots or younger and older families located here in this quiet community in one of the best locations with access to I-71 and I-75, food establishments and hospitals.Pet friendly and I must say most people manage their pets and pick up after them using pet stations provided. Recreational facilities provided including tennis and basketball courts plus a workout room available 24/7. Place has all you could ask for. So far we have been very pleased with our three bedroom ranch style apartment.
