I have lived with Irvine company apartments for many years and there are two locations who have put my family and I in financial hardship. If I could give this review zero stars, I would. The first place - Vista Real in Mission Viejo had a big spider infestation. When returning from a trip I found multiple spiders in my unit. For the 11 months I lived there we called exterminators multiple times and sprayed ourselves but nothing worked. I found a spider in my bed and that was the end of it. Unfortunately, we had to end our lease and according to one of the leasing office employees "our unit would be the only one bedroom available and will be filled quickly." So we decided to do a rent responsible option which ended up horrible. The apartment was not marketed appropriately to show that it was available and we paid up until our lease was over (which was another 2 months). I had no idea I could fight for the unlivable condition of spiders and I feel foolish that the employees would sway me by saying our apartment would be filled. Nipsy and Luna are the two employees who were part of this situation and did not help. Second - Centerpointe- I am having to break my lease because I have had no job opportunities here and need to relocate for my career and financially. I have requested that the office find a middle ground with me to allow me to pay one extra month instead of two months (this is the lease break option. The other option for rent responsible is too risky with our lease ending next year and with our experience with Vista Real). I spoke with the community manager which took a few days to respond and the assistant manager Brennan who was no help at all. Irvine Company Apartments Corporate could not even transfer me to someone who could help. I spoke with customer service, Ron, who only reviewed notes of my conversations with the community manager at my location. Brennan was no help and would not try to work with me and at the end of our conversation, he agreed to the statement that 'as an employee of Centerpointe and Irvine Company Apartments he was ok to leave his resident in financial hardship and allow his resident to get a hit on their credit score'. This is very unfortunate because I have had great interactions with Irvine Company before and the actions of these employees showed they do not fight for their residents and have no power to help and are waiting with open arms for a check. Please think twice before signing a lease with Irvine Company Apartments.

Worst and dirtiest yet most expensive place!! Don't waste your money on this Irvine company!! People who also works in the leasing office (all of them) are rude and ignorant as hell!! (San Paulo Apartments) Why not fire them all and hire new people who really cares and give a damn about their community!! These idiots are a joke who are so clueless , if anything please bring back the old employees /managers they were all awesome & helpful! The units are disgusting with lots of molds and big cockaroaches everywhere!! Exterminate all the units for goodness sake!! Then the business office where supposedly people goes in there to use computers, fax etc, well in this case it's "a computer" because there's only one !! Really San Paulo/Irvine company with all the money you're collecting from people's rent you can only afford to have ONE COMPUTER?? cheap skate!! Then there's a long huge line of school/college kids waiting to use this one and only computer, ridiculous!!! Everything in the unit is cheap from their ugly stoves to the broken washers/dryers, and their ugly nasty bathrooms 😷. Please you all need a total upgrade otherwise you'll be loosing everything!!

Definitely the worst company to deal with. Their management consists of the most clueless people in the world. The inside of their property (The Village) is so filthy and disgusting. They keep the outside that potential tenants see nice and clean, but the inside is awful. Irvine Company (TIC) continuously increases rent. When your lease expires, you're given the option to resign another one year for an additional $150-$200 per month, or go monthly for an additional $630 per month. I am not kidding. I have attached one of my renewal letters verifying it. It is standard business with Irvine Company. TIC has been allowing tenants to sublease their units as illegal AirBnb units, putting all other tenants safety and lives at risk. There are no requirements for an AirBnb customer to rent the units for days, weeks or months from the tenant. Anyone could rent through AirBnb; criminals, drug dealers, etc. All they need is a credit card. TIC has been alerted of this matter many times and does nothing about it. The lease specifically states one cannot sublease their unit or use it as an AirBnb, Couchsurfing, etc. To prove how ignorant management is at this property, we alerted them of the illegal AirBnb ad for a specific unit that showed photos verifying the exact unit. Management had the nerve to tell us the unit was in compliance with their lease! How stupid could one be! Management alone is a serious liability. They make such bad decisions, they put innocent bystander lives at risk. Management even had the nerve to come to my unit and ask me to help them locate all the illegal AirBnb ads! Management at The Village is so ignorant, they had the nerve to tell a tenant that quiet enjoyment does not apply to Irvine. That's a national law! Just goes to show how ignorant TIC and its staff are! The security people at the properties are not security. Even Irvine Police Dept told us that the "security" at these properties is a total joke. One of the security thugs was hanging out in the garage like they always do, allowing a car to illegally sit in the driveway, blocking all lanes, preventing people from entering and leaving the garage while they talk to each other. The thug "security" dude even had the nerve to argue with me. I had to contact Irvine Police Dept regarding their behavior. Furthermore, their manager James, had the nerve to call me at 12:30 AM, and try to tell me how important he is. The maintenance/janitorial is a joke. All one has to do is look at the inside of the property. Chunks of wall missing, stains everywhere, trash and cigarettes all over the sidewalks, yards with dead plants, etc. I even have video of a janitor emptying a bucket of mop water on the plants. Reason the plants die. You will always see bags of garbage left outside units for days and even weeks; clearly proves management fails to do their job monitoring the property. If they did, the bags of garbage would not be there days or weeks later. The only areas they keep clean are the paths to the model units and main area by the pool; all for show. Walk around the actual areas and you'll see nothing but filth. It is the filthiest property I've ever lived at in my lifetime. The maintenance are unbelievably ignorant. One dude had the nerve to argue with me and attempt to talk over me. He might get away with it with others, but there's no way in hell I would allow that. I've had disgusting smells of food coming through my AC vents from day one and it became unbearable. Maintenance had the nerve to argue it with me, insisting it could be coming from my bathroom sink! All they had to do is stand on a ladder in front of any vent with the air blowing! It was disgusting food smells. Even the manager recognized the disgusting smells from the vent. One of my lawyers had to deal with TIC for their illegal billing schemes. I have attached that letter too. TIC was gouging me for water. My monthly bill went from $35 per month to $140 per month overnight and worst yet, there were many months, I did not spend a single day in the unit, yet my water bill was $135.
