We bought a new home back in 2001. The lot rent was $300 and the water and cable were free. Now the lot rent is $523.00 plus water, and you still get free cable. I also pay to store my camper, it's an enclosed area - and every year when they raise the lot rent - they raise that rent too. Although they do nothing to maintain it. When my camper was tampered with because the gate did not close properly I was told by the manager if I did not like it - store it somewhere else. We have had a turnover of managers since ELS took over. It seems we get a new one every year. They can't seem to get anything done to improve the property. Roads are crumbling. I have very little water pressure. ELS is a slum lord - raise the rent and do nothing for it's tenants. I have complained because I live across from an open field where people walk their dogs and hardly anyone cleans up after their pets. I was told they would be signs up. Nothing! Kids are riding 4 wheelers and dirt bikes in the nice weather and snowmobiles in the winter. But management is only in 9-5 M_F so they are not around to see this. The newest manager sent a letter saying the large breed dogs have to go. they are concerned about that - but not about the crumbling infrastructure. My home is almost paid for and I am getting ready to retire so I am stuck. But do yourself a favor - don't move here!

We have lived here 26 years. It used to be great place. The people, the kids and the management don't care. Just collect their money and then wash their hands. Kids destroy property, people think my yard is for their personal decorations and dumping ground for their dogs poop. It's a shame that there isn't any respect. We can't wait to move.

Bought a double manufactured from a private sale, not from the park, a little over 5 years ago. I'm not sure how many times the property has changed hands but I do know " the high standards of living " have gone down so much and it seems like the lot Rent just keeps going up. The playgrounds are falling apart , the roads are crumbling and water lines underneath must not be in much better condition either, since they shut off the water supply every couple of months for "repairs" WITHOUT warning . (It sucks if you happen to be in the shower with shampoo in your hair)... We were a young couple with 2 Small children , we were so excited when we bought the house. This seemed like the perfect starter home & community for us . Starter is definitely is the key word. It truly saddens me to think about moving, if it weren't for the fantastic neighbors we would probably already have sold. It's apparent by all of the for sale signs going up that many others are ready to go as well. I wish that they would make more of an effort to improve the quality of living. Small things like Repairing /replacing the play grounds would be awesome. Its Ridiculous to have to pack up the kids and drive to another playground when we have one that is a 5 min stroll from home. Oh and if they would replace the keys to the big mailboxes so that we don't have to drive to the post office with an orange slip to pick up packages. Seems like petty things but for how much the lot Rent has risen in the last 5 years it would be nice to see some effort on their part .

Being a family member and raising my family for 26 years was a great idea to me and families like ours - but this place since it has been classified as a section 8 proves that this- as far as I am concern owner does not care but the money place / respect is the up most best this place has none / sorry to say but people that think their living is good to go should pay attention especially the ones that are on assistants / sorry to say but leopards never change their spots
