This apartment complex is the most affordable in College Park - especially for UMD students! You can’t beat what they offer for this price: a newly renovated gym (full of equipment, weights, cardio machines, benches), a tanning bed, a nice/inviting club room with a pool table/free coffee, and spacious living spaces with pretty modern kitchens/living spaces. The gym is my favorite part. Being an avid gym-goer, this space has everything I could ever need - and it just got renovated!! Every apartment complex is going to have its issues, but this one is worth checking out - especially if you’re looking for a good “bang for your buck!” If you’re a UMD student, it’s just off-campus with a shuttle bus that takes you directly from the front door to campus (if you don’t want to walk!). I definitely think it’s worth looking into if you’re in need of a place to stay!!

Don't live here if you can at all avoid it. Go find a room in a house and you'll pay less for a better quality of living. 1) The place is falling apart. They are constantly doing superficial / band-aid repairs which result in weekly water shut offs (no water the entire day) or not being able to access washing machines (for weeks). 2) It always smells due to overflowing trash chutes (or outdoor trash cans) or people spilling beer / vomiting in common spaces (and no one cleaning it up until after the weekend is over). 3) Any 'repairs' to the building that are being done will take much longer than they tell you and they are terrible at communicating any changes in plan. Nothing ever starts when they say it will, either. 4) BIG ONE: it is CENTRAL air, meaning they switch it from A/C to heat once a year and back once a year, no matter what the actual temperatures outside end up being (example: 95 degree apartment in October because the heat has been turned on. You will be told to 'open your windows and get a fan'). It's miserable. 5) The office is staffed by a revolving door of 'residents' who will give you conflicting information or no information at all (example: if you have a package that someone has signed for in the office, you better know that it's coming because they'll tell you it's there about half of the time). 6) No matter what you do, they will not give you your deposit back, so kiss it goodbye. Spent 2 days deep-cleaning and spackling walls, on top of $150 on professional (yes, they MANDATE you professionally clean the crappy carpets before you leave) carpet cleaning. Walked through with a leasing office agent who said everything was tip-top and still got only 3% of my deposit back. Shouldn't have ever expected anything more from the same people who didn't fix the electronic lock system on the apartment building entrances for 2 months and instead, employed part-time 'security'. No wonder property has been stolen and there was a flasher in the building recently. TL, DR: Lived there for 3 years (it got worse and worse) and this is all 100% true. It's a real dump, mostly run by people who don't know what they're doing, and they'll leech every dime they can off of you. Live anywhere else.

Lived here from ~2009-2011. Horrible experience. They possibly violated MD security deposit laws and will steal your deposit. The apartments are overpriced, you have little control over the temperature, and the premise is a mess. 1) They will find every way to nickel and dime you out of your security deposit. The first apartment I was in, I kept clean and immaculate – yet they still took over 1/3 of the security deposit for some bogus professional cleaning fee and “repair fee” for things that weren’t broken. 2) For our second apartment, we had a room with 3 people, with a security deposit of over $2000. The room we moved into was left in a mess by the tenants before us. They took the deposits of those folks, and took our ENTIRE DEPOSIT when we moved out even though we didn’t damage anything. That’s over $2000 of security deposit they took for “cleaning fees” and repairing minor things. At the time, we didn’t want to argue with the office anymore, so we didn’t challenge it. Later, we discovered that they violated MD security deposit laws because they didn’t give us things such as 1) notice of inspection so we can be present for their “inspection” 2) detailed breakdown of what they actually charged etc. KNOW YOUR RIGHTS. Do not let them bully you into stealing your deposit. 3) The premise is a mess. Rowdy frat bros pee and vomit into the hallways, stairwells, etc and will occasionally knock holes in the wall. Management doesn’t care as long as they get their $$$. 4) You have little control over the temperature. The system is either set to heat only or cool only by the management. Once they neglected to inform me that they were switching the system from cool to heat. I had my system set to cool 70’F – so the system pumped out more and more heat when trying to cool the room, and this created a continuous loop where my room reached 96’F by the time I got home. 5) The rates they charged (this was a few years back) were much higher than what you'd pay if you lived in a rented house or comparable options around the area. eg. They charged close to $1400-1500 for a studio, and $2200 for a 2 bedroom. For those prices, you could rent out a 5 bedroom house.

You pay what you get for. This place is easily the cheapest and most affordable, yet worst place to live in college park. At first you're like how bad can it be right? Then you have mice running around, a broken door and no wifi.

Do Not LIVE here... Terrible terrible. AC is central when it gets too hot you can't turn on the AC they tell you to open the windows even with that it was too hot, I got sick because of that. The place is not that clean, when I first moved in it was dirty I cleaned the whole place, the carpet was not clean, had hair everywhere but then when I moved out they charged me enormous amount for "cleaning" that's BS, when I left the apartment cleaner than when I first moved-in. They say to do an inspection after moving out but then they said they do the inspection after everyone moves out guess what only I moved so they never did the inspection when I made reservations twice for that. After that they charge me for cleaning to get the apartment ready for the next tenants really??? They just charge you any amount they want. DISHONEST PRACTICES... And parking and towing.... After I moved out and left a forwarding address (and phone, and email) for notification of any outstanding balance from turning the apartment, I received a letter from a debt collection agency. They did even contact nothing before that imagine the shock as if I'm some sort of criminal who refuses to pay.
