Welch Randall gets a 5+ star review from us.  We have bought property, sold property, and had property managed with them, and would trust our assets to them in a heartbeat.  Brad has treated us like family from the very beginning.  Alison always presented us with a detailed analysis of our property as give us very thorough answers to all our questions (and I'm an engineer, so that was a huge deal to me!).  The entire Welch Randall team has always gone above and beyond to meet our needs (even on Christmas Eve when a water heater ruptured 2 units above spilling water down the walls and floors).  We have been so grateful for their service and their expertise.

Welch Randall Real Estate has been managing my rental properties for over 10 years.  They focus on managing the properties to benefit both the owner and tenant suggesting ways to improve vacancy rates as well as encourage the tenants to maintain the units as their own.  They have been creative in their solutions to issues and show a focus interest in collaborative management.  The staff is friendly and easy to work work with and quick to provide services.  I would recommend them highly.

My wife and I decided to rent out our house when we went back to school. Welch Randall came highly recommended to us by a friend of ours that is a real estate agent, saying that they are great to work with and look out for the home owner. We contacted Welch Randall and the owner himself came to our house to meet with us personally to go over everything. We have never had a problem working with them and they’re very good at communicating everything, no matter how big or small the matter may be. They take care of everything, taking a huge load off us. I would, and have, recommended Welch Randall to anyone looking to rent out their home.

I've been working with Welch Randall for over five years now, both from a property management perspective and a homeowners association perspective. I've always been satisfied with the level of service and attention they provide. I plan to continue to increase my business partnership with them. I highly recommend them for anyone with real estate management needs.

I should have read through my terms and have them gone into detail with me more about breaking contract. Overall, I wouldn’t recommend their services if you are looking to rent. I wanted to move out 3 months early with a two month notice and they charge so much they told us it would forfeit our deposit and one months rent. And now it’s marketing fees and other random fees. I am so uncomfortable and feel so unsafe that my family and I try to stay out as much as we can.  You would be way overcharged for wanting to move out even with notice to moving out given in a timely matter. The apartments paint jobs are very streaky they said it was new paint but there is no way because there are orange marks along almost every wall downstairs. They are not updated what so ever. The newest thing is the carpet which is about the only plus. They really need to look into fixing all water related fixtures. They are covered in limescale. We personally tried soaking them ourselves but it didn’t even help. The back porch is not cemented into the ground and is very wobbly. The neighbors in this complex are creeps and I feel VERY UNCOMFORTABLE, BULLIED, UNSAFE and TARGETED at my residence because my neighbors take pictures of us outside with our dog and send into this company. They also just stare at you when you say hi. The company also allows neighbors kids to leave trash, toys, bikes, scooters through the 8 condo complex. As well as throwing trash in the trees and giant trash can in the middle of the sidewalk. Never rent from Welch Randall. I love the lady that owns the apartment she is so sweet and would do anything for her tenants, but the company she goes through is very unreasonable and I should have listened to people who told us not to go through Welch Randal when we were PCSed here. If this wasn’t the ONLY option before I was due with my second child I would not have moved here. Also for their “good” reviews they tell tenants to to leave good reviews and they get in a drawing for a gift card I think it was $250-$400.

I did let you guys know about these problems. You gave me a paper to fill out and I had 30 days to complete the form to list anything wrong with the property. Alison Stokes said anything on that paper was going to be addressed. It was not. The problem isn’t with paying the fees it’s that it is so extreme. Renting out a house in the winter is a problem for you all to figure out what you are doing wrong marketing. I said I wasn’t wanting to be out till April 1st. The charges are absurd. $400 marketing fee. $2887 on top of rent for 2 more months? I agree I signed a lease vaguely went over in 20 minutes but I did not sign up to feel UNSAFE and UNCOMFORTABLE by YOUR other tenants,  BULLIED and TARGETED. I’m not wanting to move out for fun. I’m wanting to move out because of the reasoning I have stated above. You are not sorry you just have to write an apology. Your tenants mean nothing to you besides your cut you get from the rent. I own property myself and I would NEVER make up so many ridiculous fees and costs if my tenants were feeling this way. I wasn’t asking for a freebie.
