I lived at 2007 terrace drive 2015-2016 and it was THE WORST EXPERIENCE OF MY LIFE. First of all they told me when we signed the lease that they check everything for bedbugs in between residents so if I bring them, I would have to pay for the treatment. I was like okay sounds great. But a few weeks after I was there I noticed a rash on my arm and 1 year old daughters back. Went to the doctor and yep, bedbugs. I called them and they said it didn't matter that it was only a few weeks, we lived there we we're responsible. So I called an exterminator who charged 1,200$ to treat it and said that since it was a duplex all the areas have them and this will only help for maybe a year . After treating he said he went in the bedroom and noticed white caulking on the boarder near the ceiling and when he sprayed it , it fell down and THOUSANDS OF BUG POURED OUT OF THE WALLS. That whoever was there last or the realty company was trying to cover them up as this was a really bad, long time infestation. After dealing with that the summer came, and out power bill went up to 390$/month ( for a very small 2 bed one bath duplex, no laundry connections) so we called and they didn't get anyone to fix it until September and when he did he said the unit was very old and never serviced. But that they replaced it and next year the power bill will be low ( ha). The final thing was in the fall, my daughters room had a leak in the ceiling, I called and they sent some man in an unmarked van who spray painted over the water damage and left about two weeks after I called. Then, in December I went to wake her up and couldn't get the door open, when I pushed through a huge part of the ceiling had fallen down and the smell of mildew choked me. I called and they said since it was close to Christmas it would be a while. So I took her stuff out, closed the door and she slept in my room until they fixed it ( several calls later ) in February. They put new ceiling up and when I asked about the mold they got out the trusty spray paint. I cannot stress this enough... Please think twice about renting from them and DO NOT GO TO 2007 TERRACE DRIVE. Thats what made me post this, I saw they have it for rent now. I had to throw out everything I own because of the bugs and am truly scarred. Because they do not check their properties and lie.

Please think twice before hiring this company to manage your property. They will forge documents without your consent or signatures, you will never receive your full monthly payment as they will find extravagantly priced work to be completed (most recent was a $155 shower handle), most staff is nice but some are very rude, prices and home management rules differ depending on who you speak to, and they will breach clearly written lease and management agreements. I can’t believe I had to contact my attorney today to discuss monitoring, possible litigation, and other options. All of this occurred to me in just 2 months of a 12 month lease. I wonder what next month's surprise will be. I would highly advise against doing business with this company.

I’ve been leasing since 2013 and the changes made within the maintainence department in the last few months have been awesome!!! My online request was answered and fixed right away and the new guy came out personally to see about replacing the carpet. Great customer service.

Initially I was very impressed with the company. They were attentive and polite as I searched for a place in the Columbus area. I selected a home & signed my lease mid-June 2017. I had to pay an extra deposit because of something they stated was on my credit despite having favorable rental history for the past four years & even prior to that. Upon completing the move-in inspection, the Inspector & myself noted various things that needed attention. For example, they claimed to have had the house cleaned; however, the fridge had mold/maggots in it. They stated it was due to the electricity being disconnected, which is understood; however, how do you hire a cleaning person that does not clean to the highest standards. Eventually the lady came back & half cleaned again; as a result, I just cleaned it myself. The house had dead bugs in various places & I requested the house be sprayed for bugs prior to me moving all my items in & it never happened. The garage in the back yard is still not secured despite being noted on the move-in inspection. I had to ask for the yard to be cut when I moved it. There were various places in the house where the bulbs were out that were unreachable due to high ceilings & it took forever for them to change them. The lights on the front porch have a shortage in them- one I have to change the bulb on monthly; one the bulb was changed & was not working again within 2 months; and another that works when it feels like it. They send multiple contractors to do quotes, take forever to send someone to actually do the work, which is poor quality. I've been in this house since June and still have a leak in the ceiling of my master bathroom & the bottom of the drawer keeps falling out of the vanity. My toilet seat gets wet when it rains heavily. Someone broke into my home in 11/2017 & they sent someone immediately to board up the front door & repaired it the next morning- that was a plus. Afterwards I never heard from anyone about my concerns and/or additional security measures (ie- lights/alarm). I concluded that once you sign a lease things change, which is sad because I like the home overall. However, when you have to keep dealing with the same issues with little resolve it changes your perspective on things.
