Housing need to create a score system to rate, bad tenants. Housing paid their part of the rent but the tenant paid late(25 days) I try to evict the tenant which cost more than $400 in court fees, the tenant was allowed to move out , to create another situation with another Landlord. If I had know her renting history with section 8 I would have not allow in my property. No my security deposit did not cover the damages and unpaid water bill.. I contacted Housing for assistance but they did not want to get involve.

I've been on section 8 for over 10 years, and I thank god every day for it as well as the staff at Broward County Housing who do a tremendous job, in keeping the program going despite whatever challenges that may face. I personally have never had any problems with sections 8 which is a double blessing, nor me with them. Moreover, I have one of the nicest landlords that anyone could ever have. Whenever anything goes wrong in my unit she is right there, getting her handy persons here to fix whatever problem I have. I tell her often how grateful I am as her as my landlord, especially,when there are so many shady ones out there to steal your money. My landlord says to me that I am one of her best tenants that she has ever had, so it works out for both of us.Even though I have never had a problem with Broward County Housing, I do have a few suggestions. One suggestion I have for Broward County Housing would be for them to consider have a rating system for tenants, landlords, and the Housing Representatives on a yearly basis where the landlords can be recognized For all that they do, and they do a hell of a lot. Hopefully, something like this will honor all those involved the right way. If they are recognized as such they may do more, than expected.Let's give them awards, and or trophies, and media exposure, the more this is done, the more positive changes will take place for all. Moreover, The landlords should be able to rate their tenants as well, when new projects are being built for housing contact these tenants who have had the best ratings, and offer them an opportunity to be able to be contacted first before others, about available units. This is a win win situation for all. And for those complaining about issues with section 8. Folks this is a gift, which does not have to be as such, so don't take it for granted. I waited four years, and when the time came, I was ready to do and follow their rules, because I knew within me that this was a gift from God, and i was not going to mess it up. If you follow the rules, and keep your place clean you should not have any problems, it's when you have an attitude like someone owes you something that this becomes a problem for you, not section 8. Because when your busy having an attitude about something with sections 8 your are slowly weeding yourself out the system for someone else to take your place, so go in with a good attitude, and everything will run smoothly. Most important, keep your place clean. Good Luck. And as far as the land lords out there complaining. If you're shady don't bother with doing business with the Broward County Housing, because you will pay dearly for it, so do the right thing, get good tenants, treat them right, and fair and you just may have a tenant sharing good things about you. Which can create a whole lot of happy people, which can add a lot of money in your pocket. Everyone has rules, follow them like you would expect your tenants to do, and everything will be alright.

Terrible service. I am a landlord and used to have a few properties with section 8 tenants. The Housing Authority office needs to realize that they need landlords in order to have their program working and their jobs. They think they are doing a favor to landlords when it is the other way around. They are extremely picky on their inspection, they fail landlord and do not approve payment if you have 1 electric outlet that is not working. They actually failed me because my kitchen sink didn't have a plastic cover that costs $2. Landlords think they have the rent covered by this program. Completely wrong! Housing pays their part but if tenant can not pay their part of the rent, you can NOT evict them because part of the rent has been paid by housing and you will have a lot of problems to get your rent money paid, if you are lucky. I had my section 8 3 years with no rent increase, this time I asked for a rent increase and HUD did not approve it, they say they do not pay for luxury housing. Luxury? A 2/2 condo in Tamarac for $1250 with water and sewer included? Luxury would be on the $1600 and up. Lot of paperwork every time to sign a lease or renew it. You need provide great housing but if tenant does not pay you or trash your property, Housing does not care. I am canceling all section 8 tenants and will never get into their program again. Google does not accept zero star. I had to give one star but I would give zero if I could.
