Everything started out alright with Carbajal. They have a few people who are nice enough, but everything went downhill after we signed the lease. They kept coming up with random fees out of nowhere on everything. Fees to report maintenance, fees to pay the bill online, fees to pay the bill in person. They never filled the maintenance requests either - just sent over someone to get an estimate but never to do work. In all, a huge waste of time and money. Would recommend campus or Brothers management over Carbajal any day.

Property Owner Beware--cost me easily 12k+.  I am a out of town property owner.  I had them manage our duplex is in the Baylor bubble on 12th and James.  The staff are overwhelmed and do not appear to do thorough background checks because they gave us consistent non-paying tenants. They gave the tenants chances to pay half the rent and this often led to delays in evictions with no recovery of lost rent. Many of them seemed to be professional non-payers knowing once you file it takes 60 days to evict.  All the lost rent, fees, and repairs cost us thousands. We were naive and new to property management.   My property was trashed after the eviction for 2-3 weeks (twice) --until I came to town for a visit and complained. It was listed for rent dirty (twice that I witnessed) with trash strewn over the yard outside. The property is 3.5 blocks from their office and on the same street.   
I was livid and the staff member's excuse was it is hard to find people to clean. Really?! The final straw was seeing the same unit 5 months later with a new evicted non-paying tenant and the windows were open it was vandalized with used tampons and trash inside, damages to walls and ceiling fan;  the refrigerator was open and infested with dead bugs in melted ice cream. The screens were off and the yard trashed.  They had a housekeeper clean it days later for $250.00 and it was still dirty.  My new property manager sent pictures.  I had to pay again at my cost plus repairs.  
We received great customer service initially. Donna was wonderful at first answering questions over 3 calls, but then no longer available after signing you on-- with only inconsistent communication via email after.  Apologies were given but I lost thousands and all I have is regret.

I talked to a Baylor bubble property owner of several properties that knows all the big property mgmt companies around Baylor--and he said they are all terrible. His advice is to self manage. I chose to sell and buy outside Baylor.  We went back to another property manager--with positive results.

if your ac breaks down in the middle of summer, you better know how to fix it, carbajal definitely won't even try. Stay clear.

Terrible. They manage the Ambassadir Apts...seniorliving all right.  If you are under 75 need not apply, even though  it says 55+or over..lol. This realty company sucks..will try to get blood out of a turnip when yoh move out. I eas the youngest when I  moved in 4 years ago at 55. Tennyson apartments manages them.  .thetd'sa whole nother issue.  Steer clear of both.....from a cormer tenant...
