I lived in 2 different properties over the span of 4 years with K & S. While we did have occasional issues  over our time in both properties, the maintenance crew usually took care of the problems pretty quick. Overall a 4 out of 5.

I wish I could rate them 0. A/C doesn't work from the day I moved in. They have been doing drama since like last 4-5 months. I have been complaining about it all the time. Looks like I need to get some legal and official help in this context. Don't waste your time and money to gain an absolute stress. Choose wisely!

K&S Properties is a safe bet for a Baylor student looking for a safe and affordable place to live within the Baylor Bubble. They’ve been around awhile and they maintain many of the properties around campus. As a student, I’ve lived in a few of their units and so did several friends and classmates. I didn’t have any major issues with them during my lease. The property was safe after dark and the unit complexes and courtyards were locked with gates and keypad entry. Rent was reasonable. If you have maintenance issues, they have an online electronic maintenance request form that actually WORKS!! I used it once to get a toilet flushing and maintenance was there the same day. K&S is a go!! 

We have been thoroughly pleased with this management company. They have been there for maintenance, payment issues, etc. They are outstanding and a company that has been very dependable! Made our job easy as parents while our son was at college!

K&S manages a condo I own near Baylor.  I could not be happier with their service.  I live 1500 miles away and knew nothing about rental ownership - and they handle it all!   Lisa, Rene, Debbie, & Rondia have all responded very quickly to any of my questions.  My tenants had a fire last month.  I had the option of micromanaging the whole repair (picking flooring, etc) or just letting K&S handle it - I trusted them to just handle it. 
I am currently buying a beach property and am afraid I will not be able to find one company that will handle EVERYTHING for one flat fee like K&S does.  (leasing, collecting rent, arranging repairs & cleaning between tenants, etc)
