Do not rent from this company! They will rip you off upon move out. We have moved several times and never had any issues before working with this business. They noted on our move-out form that, "Overall, renters took VERY good care of the property," yet they still 'found' over $500 worth of fees. This included charging us for THEIR move-out pictures and and the postage for sending us the pictures. Even though we filled out very detailed notes on our move-in inspection and took hundreds of pictures, they found things to charge us with. This included a re-inspection fee and cleaning fee, regardless that I cleaned the house from top to bottom before we left (Even though in the lease it stated that they will charge for cleaning if necessary, it is so vague that I guess they will just charge you regardless). I might as well have not even cleaned the place and saved my effort, because I would have been charged anyways. Be prepared to pay for all of the move out requirements, and still get charged for it. We had the yard serviced and provided a receipt, but they still found ways to charge due to their vague descriptions. We even changed the filter for the AC unit, left a couple new ones for the next owner (with receipt), and left the old one out for the inspector to see (as stated in the move-out contract), and they still charged us to replace it. I wished I followed my gut about all the '5 star reviews' on google. It seems easy for anyone to write a review. Read the ones on yelp. I am truly sorry to anyone who will deal with them in the future. I just hope this helps other people avoid being ripped off.

Rented for over 2 years. When I moved in there had been no cleaning or repairs done to the property so I spent the first 2 days cleaning it just enough to be able to live there. Asked to have it sprayed for pests as there were roaches crawling out of the cabinets on me - was told via email that THEY DECIDE when to spray the property - yet they charged me $80 upon move out to "spray the yard" as I had dogs. Needless to say I spent almost $100 of my own money on sprays and chemicals for the property. I noted throughout my move in that there were holes, patches, and nails left throughout the house, yet was still charged another $96 for screw holes that needed "immediate repair"..... funny how that one works out. If you have a 2nd option choose that one!!! I paid $1795 in refundable deposits, plus another $700 in reletting fees (yes I broke the lease, so the 700 i had coming but whatever) - then I returned the property in better shape than it was handed to me, and they still hit me for another $540 in charges.... what a joke. I will never use them again, never mind recommend them to anyone. And the best part about it is that they screwed up my last lease as they had it at 9 mos, and I was nice enough to let them know it wasn't a year long - if I HADN'T CORRECTED THEM, I wouldn't have been breaking my lease early and would have saved myself the 700+.... guess that's what you get for being an honest tenant in this town, and with this company.

If only negative stars were an option. It wasn't until we were moving out due to buying a house that I learned from co workers this company has been blacklisted by Ft Hood. PLEASE SAVE YOURSELF and rent elsewhere if you must rent. They're completely unorganized and unprofessional. We were the perfect tenants for over 2 years and they still managed to screw us in the end. How am I responsible for holes due to curtain rods that were there & installed prior to my move in? Were there when we moved in so I left them. Ridiculous. These people are outrageous and need to get their business in order. They also need to better educate their front desk staff on the terms of their leases. Misinformation EVERY time we spoke to someone new. Absolute joke. We handed them back a property that was 100% better than the condition we received it in and they still charged us over $500. They also charged us a "roommate deposit" of $400 at move in since my fiancé and I with our infant child were not yet married. They refused to update my name on the lease or refund the deposit when we married exactly a year later. There were roaches upon move in and after telling them this they said we needed to put in a work order by it wasn't covered in our move in inspection. We did they never showed up. We spent our own money to treat the house. We replaced the front porch light and thermostat at our own expense and left these items upon move out. Spent countless hours cleaning when we had to move in because the property was not cleaned or maintained prior to us getting the keys. Property was listed and pictured with a refrigerator, day of move in there was no refrigerator. We called, they said the property did not come with one. Had to go buy one last minute. OH and I forgot to mention we also paid the $697 "reletting" fee to break our lease early and paid through until Jan 31st but turned in our keys 3 days early. They sent us an email stating they had new tenants ready to move in as soon as possible and they still charged us 4 days of prorated rent because the new tenants didn't get their keys till the 5th. NOT my problem you made up some bogus repairs! ‍ Seriously I could go on forever about this... at one point I had a kitchen sink full of sewage/backflow and in a different incident grass growing into our toilet causing it not to flush. Both cases took them DAYS to respond to our work order and was deemed non emergency. This is the kicker. On 12/29/17 we gave them our notice to vacate and it satisfied our required 30 day notice. On 1/11/18 I had to call them to ask them why our property had not been listed for rent yet. They next day while we were at work someone came by the house and put up a "for rent" sign. So glad I was doing their job for them and they still found a way to take our money. Do yourself a favor... find a good realtor and just buy a house. It'll be easier than dealing with any property management company in this city especially this one.

I have never, in my life, dealt with anyone as horrific and unorganized as this rental group. From day one, they were terrible. I could honestly write a book on how horrendous this company is, but i’ll keep it short. We went 3 months without our maintenance issues being addressed (toilet broken, light chords hanging out, etc). Their “forms” say that anything electrical or plumbing must be fixed by them in 74 hours. Well, they kept us waiting for 90 days! Finally, they told us “it was the vendors fault” and they “no longer work with that vendor”. They weren’t even going to help us until I called and told them we had been waiting 3 months. Just like this group- always transferring the blame, when in reality the buck stops with them. We had countless incidents like this where, not only did they screw up, but they failed to provide even so much as an apology. Everyone in that building has no idea what the words “customer service” mean. When we got ready to move out, they instructed us to hire cleaners, get the place sprayed, etc. We paid cleaners over $300 to get that place spotless only for them to say there was “spray” all over the walls (it was green so obviously from the bug spray company- a company THEY recommended). They also tried to blame a handful of other things on us, but luckily I have pictures from before we moved in that show the existing damages. Honestly, if you are considering renting from these people- GO literally anywhere else! They will lie to you, find reasons to drain your deposits, and down right treat you like dirt.

The absolute worst experience of your life. They openly violate FHA laws, and don't back down until you state that you know your rights. We moved, get out while you can before the hidden fees that they can't explain start to add up. Grateful that TAA provides legal advice. This company's reputation should help the verdict.
