Alright, enough of these bad reviews. They had me all freaked out for nothing! We officially moved out of our rental home, and let me tell you, it was painless. When we first moved in, we asked for the carpet to be cleaned again since it looked dirty, and asked for some paint spots to be touched up. Natalie confirmed that a carpet cleaning company would be hired. By the time we got there, the carpet still looked dirty, but it wasn't that big of a deal, we just vacuumed it ourselves. That's literally the only "bad" thing I can say. The rest of our entire experience with Tri-City went so smoothly. There were some broken sprinklers, they sent someone to replace them. Our light fixture broke, another easy repair they did. Any question I had, they kindly answered. Now time for the move out process. My husband was deploying and I wanted to move back home to family, so instead of charging us an extra $100 every month for the new year until we moved out, they allowed us to sign another lease and told us that if we use my husband's orders, we can get out of the lease for free. The cleaning list they have is definitely intimidating. I was so freaked out about cleaning everything on the list and worried about not getting our deposit back like the bad reviews said, so I hired the cleaning company they recommended, Claudia's Cleaning Crew. Claudia was super pricey, $420 to clean the entire one story house, but I went with it just to have some peace of mind. Then we paid $140 to get the carpets professionally cleaned, with a pet enzyme treatment, as our contract stated. Finally, my husband worked on cutting the trees back, and we hired someone to haul all of the branches away for $125. Altogether, we spent $685 getting the house in move out shape, and kept all of our receipts. We also hired someone to help us trim our bushes, but that was on our own expense. When we finally did our walk through with Natalie, we gave her all of our receipts and told her how much we worked to keep the house in good shape. Not only did she give our deposit back IN FULL, but they also refunded us for the $125 we spent on the trees, since that was an owner responsibility. The ONLY thing they charged us for was a $59 flea treatment from our pet deposit, which I told them they could take out for instead of hiring someone myself. The good news is that our entire deposit that was returned to us doubled the amount we paid out of pocket for move out cleaning. Not to mention the fact that they returned the last check our bank wrote to them since we were moving out before that month, and didn't need to make a payment for it. Lesson for future Tri-City renters: be nice to them, and they will be nice to you. Take care of the house you're renting, and you won't have any problems.

This is going to be a lengthy review, but my experience has been the complete opposite of the negative reviews here so I want to provide a balanced assessment for those considering renting a property managed by Tri-City. Natalie Austin is a very responsive and caring professional. We were looking for a rental property within a short time line when I came across a home listed through Tri-City. Natalie went to the property and took additional pictures for me and answered a number of questions because I was a bit apprehensive about signing a lease without actually viewing the property, but we were over a thousand miles away and school would be starting shortly after the move so we needed to have something lined up. She handled all of the paperwork through email and ensured we were able to get into the house when we arrived over a weekend. We moved in August and the A/C was not working, she was very prompt in lining up a technician to come out and get the A/C running properly. I took a lot of pictures and sent a long list noting wear/tear and damages because the previous tenants' level of care differed greatly from my standards so I didn't want to be held responsible. We signed a two-year lease, but made the decision to stay in the area and purchase a home. I contacted Natalie and requested a release from the contract four months before it was scheduled to end. She checked with the property owners and approved the release from the contract. In fact, the house was being put on the market by the owners so Tri-City lost revenue by agreeing to canceling the contract early. When I received the cleaning list from another employee at Tri-City, I was concerned that the expectations were beyond the condition of the house when we moved in. I emailed Natalie who assured me they take pictures as well between tenants and would base expectation on the property condition when we move in. We cleaned the house ourselves because the house had been cleaned by a service before we moved in and wasn't what we considered clean. We had the carpets cleaned and enzyme treated per the lease agreement. We received a full refund of our deposit. It was that simple, but we did put in the time and effort to have the home in move-in condition. We became unexpected landlords of a rental property of our own when the housing market took a downturn. So, I can appreciate the property management company is a representative of the homeowner and should be doing their best to ensure the property is maintained—they are not the villain because they expect you to clean the house (or have it cleaned by a professional) when you move out. If you're concerned about the expectations—ask questions, take pictures, complete the move-in list, and if you don't understand ask more questions until you are clear of your responsibilities. If you have any concerns regarding Tri-City, contact Natalie—she is honest, fair, and sincerely makes the effort to look out for the homeowner while being understanding of tenants and their needs. I do not know her personally, so this review is not biased—it is honest.

Do NOT rent or have any business with this company! We paid a company to clean and were told walls will be not painted...and we got charged! Along with many items that we listed in our initial inspection of the home. The owner decided to "up grade" features of the home and some how we are getting charged for it! Please do not fall into this company and their horrible service. There are far better companies around the area.

Do not use this company! Unresponsive service when things need fixed and service with a frown. Contacted them numerous times about rodents in the attic and we ended up trapping it ourselves. We trimmed the shrubs and trees right after moving in because they were growing so wild that we couldn't park in one side of the driveway. After all this we get charged hundreds of dollars for cleaning, missing light bulbs, and the shrubs we supposedly didn't trim! Total racket and with other MUCH better companies in the area don't let this happen to you.
