It's quiet. Out in the country out of the way.  Internet is HORRIBLY slow. Pretty pricey for it's location. Facilities are nice. Many of the tenants live here.  Wouldn't recommend for the weekend rv'er.

This is a responce to TONA JONES review. We do not allow trashy, beverly hillbillies at our park. Nothing of yours ever got stollen. We have never had anything missing from anyone at our park. We have WAY too much surveillance. Sorry we had to ask you to leave , but we pride our park on keeping trash and trashy people out of it. Have a nice day.

This place cost as much as a nice park, ,only one person in the park can have an outside refrigerator, you better not have one outside and if your dog barks at anyone then don't go there, he don't weed eat around the meters or around any thing, under playground equipment looks gross ,no fish in pond you can t get to it anyway the dude, Jade is edgey type of guy, seems nice but not really elec, is high ßo open windows you pa6 more than the place is worth, someone stold a part of my awning, and a shovel and arod and reel so that's how I feel about that sorry place, I paid on time and owe nothing.

Great place only 15 minutes from I 45. Safe, quiet, well maintained, affordable. We'll  be back!!!

Overall great place to full time in your RV.  Park is clean and well maintained.  Residents are nice enough although not overly friendly.  No scumbags or sex offenders are allowed.  The proprietor is very down to earth, simple rules, dont break them or act like a jackass or he will boot you out.  If you are looking for a place to party, move along unless the party stays contained in your RV all the time.  Owner is slowly adding ammenities, but this is basicaly a no frills place to live.  If you want a place thats eady to afford, and a landlord who isn't an a**hole (hard to find in the area), then this is your place.  Also, we rode out hurricane Harvey here and floodwaters came nowhere near us.
