It's probably the cheapest rent and town but the neighborhood is a little rough

The park has cleaned up quite a bit, haven't seen anyone wandering around doing the heroin shuffle lately, not too many street walkers up at the top either. Not too bad and there are much worse places in both Ceres and Modesto.

I haven't been here long enough to tell but so far it's very quiet which was suprising to me and our neighbors are super cool and helpful. The on site management has been awesome so far and it's decent. Prices are very affordable and it's close to downtown modesto or ceres......so far so good.
